Clean, responsive and night management, very pet friendly.
Former Tenant
Pros:
Best management. Good noise cancellations with the double lined windows, clean and spacious
Cons:
Pretty windy since it’s by the Hudson River, more of a location issue than the building

Honest review here
Former Tenant

Modern appliances, spacious, washer/dryer in unit
Cons:
No side door entrance closer to my unit

Great apartments and stuff
Former Tenant
Pros:
The neighborhood is nice and clean. Loved my huge balcony. The doormen are very nice and sweet.
Cons:
Parking is overpriced.
Advice to owner:
The Parking should be cheaper and the GYM and lounge should close at 11pm not 10pm. Especially in the summer.

Solid residential community
Former Tenant
Pros:
Lots of opportunities to engage with the community in the building, they offer a lot of amenities, leasing office is easy to deal with and very communicative, the building itself feels safe and secure.
Cons:
Neighbors can kind of be loud, some of the main floor hallways are dirty regularly, very large complex - can be hard to get around.

Beautiful building with lots of amenities
Former Tenant
Pros:
Apartment was very bright, spacious, and well laid out. Super and management were responsive and friendly. I lived here in 2020 and had a rent concession which made it affordable for me and my roommate. Amenities included with rent: fitness center (with windows into the courtyard), business center (again with windows into the courtyard and wi-fi), tenant lounge (never got to use because of Covid), courtyard, and a furnished roof deck (Manhattan view partially obstructed by AC units, but still lovely). Short bike ride to Coney Island or Prospect Park. Safe location.
Cons:
I probably couldn't afford to live there without a rent concession. The location in Midwood is quiet, which could be a con to people looking for any kind of nightlife beyond restaurants. Almost everything in the neighborhood is closed on Friday night and Saturday daytime for the sabbath.

Very good place to stay
Former Tenant
Pros:
Great amenities including fitness and yoga classes, sauna and huge swimming pool.
Kind and helpful staff
Quite building (you don’t hear your neighbors)
Great view for high floor apartments
Cons:
A little bit far away from the subway (10min walk)

This is pet motel
Former Tenant
Pros:
The apartment layouts
Cons:
the DOGS dog fences in the hallway, management not responsive, thin walls, bathroom vents are connected

Ok building
Former Tenant
Pros:
Nice looking building. Nice amenities. Subway access very close.
Cons:
Small gym, not too many equipments. Nice roof deck but small bbq grills, courtyard has huge rats that come out to play. Amenities cost money to reserve, was free at one point. Parking is expensive. Rent renewal increase is way too high.
Advice to owner:
Stabilize the rent and maybe tenants will renew the lease.

I would personally avoid this place
Former Tenant
Pros:
Newish and contemporary look
Amenities
Cons:
Noise level from neighboring
Drug usage throughout the building
Unresponsive management
Smell of weed and cigarettes
Unexpected move-out charges/penalties
Advice to owner:
Avoid this place and spend your money elsewhere

Nice place to live
Former Tenant
Pros:
- Responsive management (repairs were always done on time)
- Beautiful amenities, well maintained
- Decent sound proofing between apartments (couldn't hear neighbors unless they had the window opening)
- Friendly doormen
Cons:
- It is a trek to the nearest subway (don't let anyone tell you otherwise)

Nice place to live
Former Tenant
Pros:
Management is kind and responsive. Doorman is great guy. Packages have never been stolen. Apartments are clean and free of pests. Quiet neighbors. Balcony has a nice view
Cons:
Elevator can sometimes be slow due to only one elevator working fully on the weekends. The other elevator must stop at every floor for religious reasons people can’t touch the elevator buttons. Not a big deal tho.

lived there for 3 years!
Former Tenant
Pros:
Great management people. Super, doorman, all are super nice. It is also a rent stabilized building, so you can expect less rent increase. They throw so many awesome events thruout the year.
Cons:
It is expensive. However really great experience, especially now that everything in Waterline Square is opened up.
Advice to owner:
Great job you guys! Keep the events going.

Clean, Safe, Boring
Former Tenant
Pros:
Really nice gym, spacious apartment, great appliances
Cons:
Terrible MDF flooring (easily scratched), bad paint jov and closet doors stick, lots of noise from across the street, far from good food and fun

Luxury, clean, quiet, and next the hudson
Former Tenant
Pros:
next to a very nice portion of the hudson river walk with icafe only 10 blocks down. the building staff is very friendly. the events thrown by the building are fun and not too expensive. the amenities are well maintained. there is a morton williams literally 200 feet away for any groceries. there is a dog daycare in the building and dog run to use !!
Cons:
the neighbor is pretty remote. not many restaurants or bars near by. the closest “strip” is about 2 to 3 avenues away. there are hills to climb in order to get towards the middle of manhattan. the terrace bbq equipment is falling apart. the terrace can get very busy and packed.

Amenities, community, dogs!
Cons:
Distance from restaurants, etc
Clean, responsive staff
Former Tenant
Pros:
Amenities are well kept. Doorman and package-room personal are friendly. Never had a utilities issue!
Cons:
Pricy. Although windows are great for noise reduction you’d still hear ambulance sirens.
