I lived here for 3 years and absolutely loved it! The apartments are really nice with so much closet space. I have a walk-in closet and I live in a studio. The staff are amazing and so so so friendly. Any maintenance issues are addressed in a timely banner. The building is so well maintained. I never hear my next door neighbors nor do they hear me. Amazing location as well, close to all major trains.
Cons:
The building just renovating their elevators. And probably once every 2 weeks, 2 elevators are down at the same time. The building has 3 elevators. But 1 elevator for a 20+ floor building is not enough.

doormens and workers are friendly, view from the rooftop is nice, w/d in unit in one particular apt. on 5th floor.

only 1elevator, still working 50/50, 2nd elevator is in repairs for 3 months ( nov, dec 2023, jan 2024 still going); 5fl, (particular apt.53x starting with) pls make sure do not rent it, everything is falling off and needs repair desperately! kitchen basin - needs to get repaired 10 years ago ( looks awful), bathroom sink - holds water for over 20 min. do not go through; Windows washed 20 years ago, bug net torn off in the bedroom; the keys to enter apartment - was given when we rented only 1 key ( old fashioned can not be duplicated by any key maker - they dont hold the template anymore as it is outdated... maybe 20 years ago) - two persons in the pat. 2nd key had to ask from the doorman ( extra key). living over 6 months here - noone ( owner) offered us the 3nd key duplicate yet; owner is annoyingbothering us every month begging us to allow the buyers to see the apt at 1PM working day - we did not agree on that neither we knew they are going to sell apt while we still on valid lease..
please note, you will hear loud latin music every weekends/ or weekday at around 12.40 to 1.30 am for about 10-15 minutes. you will also hear as a clock at 11.3pm garbage track coming in the area under your windows, other people noisy conversations in the street as its like corner gathering street ( its at the very end of BPC and all the people who come here to gather and smoke you know what ....( you can smell when you start a jogging here from south end). this bldg is NOT your best choice at BPC, in general.
Advice to owner:
repair the elevators in less than 1 month , not more over 3 months. make the elevator to actually stop at 5th floor instead of stopping at 4th first (happens like many times), repari the button on elevator when to push hat floor - it does not light up.

Staff is great, very responsive and they do what they can to help. Apartments are spacious but old.
Cons:
They turn off the AC from October through June. You can’t have in unit AC. Apartments on higher floors get to 80 degrees even if it’s 50 degrees outside and nothing you can do to reduce heat. You can open windows but there is a lot of loud construction on 14th street so impossible to work or sleep with windows open. It’s basically unbearable to live here in October - November and in May.
Advice to owner:
Get in unit AC or allow AC for longer

-The doormen where fantastic and always super friendly. We never had a package go missing and they were always saying hi
-Neighborhood felt extremely safe
-Building was well maintained and well built
-Never heard a peep from neighbors
Cons:
-Battery Park City felt a bit disconnected and didn’t have any good food or entertainment nearby
-Our window faced the west side highway which could be a bit noisy, especially at night
-Apartments are a bit small for the price

Apartment is older and dated, no in unit washer dryer, no garbage disposal, no fan in bath, apartment and building stuck in 80s time warp, high rent (though this may have moderated in the past 6 months), no view on 8th floor
