Great if you have the money

Nice bathroom, nice neighborhood.

They coerced me into giving them a year of rent up front claiming it was because I didn’t have a co signer but it wasn’t going to be my security deposit, I was assured of this. I then gave them a check for almost 30k to move in then first, last & security another 8k and before even moving in I had given them almost 40k rent was 2,350 I lived there 21 months, the building manager caught in my apartment thinking I wasn’t home twice one time I was naked getting out of the shower and i experienced identity theft and it took me four months to recoup the money stolen from my accounts and I informed them, showed police reports but I thought well I paid for the year and then some, then I was told I was delinquent 4 months so I got an advance at work for 16k and I was told the almost 30k was my security deposit and I would have never agreed to that I thought it was just needed upfront. I lived in the city 16 years I know what I can and can’t afford. 8 years later now I live in NJ I have two sons 3 & 4 one is severely autistic and they are still coming after me because they won’t count the almost 30k toward rent they only say it was a security. They have frozen all my assets and are trying to take my car, they got into my children’s 529 accounts and are garnishing my wages. I’m single and I own nothing I had hopes bc I won a section 8 lottery to finally have a home for my kids and I, but that is not happening now. They did all of this without me knowing they didn’t serve me, they just said I never responded and so they got default access into all my accounts. PS: the car is in my moms name, they attempted to levy a car that wasn’t even in my name.
Advice to owner:
Quick being a greedy, evil human being and stop lying about the lead paint.

Not as nice as it looks

Really cool building. Used to be part of a Catholic school.

Nice location. Quiet, pleasant, great restaurants and shops nearby. Lots of trees around the church next door so the area feels leafy and green in summer. Two blocks away from Brooklyn Steel.

Cons:
I lived in one of the basement apartments. Sewage started backing up through the drain in the hallway and the drain directly outside the basement entrance on the side of the building. I tried to contact management several times but it took hours for them to respond and send a plumber. At that point it was the middle of the night and they told me I had to stay up to let the plumber in an hour later (at like 3am) even though the issue was with the main building sewer line, not my specific apartment. I had no idea where the main sewer line access even was and management didn't bother to tell me so the plumber ended up wandering around for a while trying to find it.

The plumber fixed the clogged pipe but then management refused to send anyone to clean up the sewage puddles. They eventually dried into brown rings around each of the drains but the hallway and entrance area smelled terrible. I moved out shortly after and I have zero regrets about that decision. Management clearly does not give a fuck about maintenance and takes zero responsibility for the building.

The interior had all of these weird flaws from shoddy renovation. There was a cabinet above my fridge that could only open about two inches because the door would hit this low part of the ceiling that came down right in front of it. It was totally unusable.

No closets (at least not in the unit I rented). Annoying.

Expensive laundry

Very cold inside and heaters don't work super well. It stays nice and cool in summer though...

Could hear every single noise from my upstairs neighbor's dogs. Walls are thick but I guess the floors and ceilings are not.
Advice to owner:
Be more responsive when tenants report a serious issue like a sewage backup. Take health hazards like sewage seriously and send someone to clean up, I mean co

Decent first apartment

Pros:
Some of the bed rooms can be small. The building is decently maintained. The building is pretty young so you can meet people. The rooftop has a great view. The gym does the job.
Cons:
The amenities are not really kept up to date or cleaned that well. The building is a few blocks away from grocery stores.

Great Neighborhood, bad management

Pros:
Building is unique in that it’s a converted former school, beautiful rooftop with city skyline views, great maintenance cleaning crew for common areas, secure mail room (when postal services properly utilize it), yoga room, large windows, large apartment with high-ish ceilings and nice floor plan, nice lobby/ common area aesthetic.
Cons:
Laundry room has 7 washer/dryers shared with two neighboring buildings so often times there are no machines available to use except the ones that are out of service and don’t get repaired for weeks/months, the tv’s in the recreation room/laundry room/gym don’t work, gym bathroom has never had soap, elevators constantly out of service for weeks, weekends tend to be a free-for-all with parties on the roof and basement and tenants propping the main entrance open for anyone to come on in off the street, maintenance tickets/work orders submitted to management are often never addressed even after multiple attempts, package theft, when you’re in the laundry room in the evening it feels unsafe because you’re in full view to passerby’s on the street level sidewalk through the basement windows. Lots of package theft but also theft of bikes etc from hallways and management won’t assist by viewing camera footage.
Advice to owner:
Actually followup on maintenance tickets, update common areas and replace dartboard, fix what’s broken, have better security and be more on top of parties thrown by tenants and the entire borough.

We got a lot of sun, and the area was pretty quiet. The amenities like gym and rooftop were also really nice.
Cons:
Walls are so thin, I would raise my voice and the neighbors were already knocking on our wall. Management isn't super responsive; our windows did not insulate and winter was pretty rough --- our electricity bill was so high due to heat being included in electricity bill.

Generally Okay for NYC

We had a unit on the ground floor, and had no issues with pests as the building is elevated from street level. The high ceilings really helped with making it feel spacious, as well as helping us get lots of sunlight. The amenities were also really good, laundry in building, gym and common room. Having a dishwasher also helped.
Cons:
1. The windows are not properly sealed, our apartment feels too cold in the winter and hot in the summer. We can feel the wind coming through during the coldest days.
2. This caused our electricity bill to be super high. I also believe the building has a efficiency level of D.
3. While management is responsive to smaller issues such as clogged sinks, it look a long time for them to fix issues with the laundry room. Only recently they replaced all the washer dryers.

Pros:
The building is stunning. The view from the roof is unbeatable. Having elevators is a nice luxury. The handymen are great and keep everything clean. With the exception of the roof which can get messy after parties.
Cons:
The owners and managers company only exist when it’s time to renew the lease. They are jacking up every unit’s rent in the building an exorbitant amount and forcing people out of their homes. They are absent during their religious holidays and impossible to track down.
Advice to owner:
Hire people outside of your religion to do the office work in conjunction with your current staff. I went multiple weeks without contact when it was urgent. Stop being greedy and price gouging people who have been good tenants. We are all already hurting enough with inflation and our salaries aren’t increasing.

Beware of the management company they’re slumlords

Building is nice but it’s dirty and the landlords are greedy slumlords.
Cons:
Building is dirty. Landlord will not respond to maintenance requests unless you threaten them with 311. They rent gouge and will increase your rent by 40% after a year.
Advice to owner:
Stop being so greedy and unresponsive.

So loud, in your apartment you can hear the neighbors at other side of the building closing their door. It’s nuts how loud this place is.
Also there was a neighbor stealing packages and the landlord did nothing.

The building appears very nice and the apartments are a decent size for the price of rent.
Cons:
Noisy! You can hear neighbors through the walls and doors slamming constantly. Frequent parties in the neighborhood. Management is incredibly unresponsive and unhelpful. It’s like pulling teeth to get anyone to do anything at all.

Also forget ever being warm in the winter. Expect electric bills of well over $300 if you want to have even the slightest sensation of warmth.

It’s a beautiful building, and on paper great amenities to enjoy. Modern design But look closely and everything is a bit broken down. It’s probably safe and mostly bug free!
Cons:
Last summer none of the locks worked on the roof or amenities so, i had lingering suspicion that anyone was coming in and using and leaving the place a mess. The sun roof was constantly trashed, and the seat cushions were so gross but mgmt never fixed. Constantly stolen packages despite a mail room. EXTREMELY high electricity bill, some thought were due to being charged for common areas, but probably because everything is electric including hot water. Tiny ass fridge for 3 people. Just expect high utility cost as the units aren’t that efficient for tall ceilings. Sketchy extra document was sent to me and my roommates to get notary signed after ending our lease, it felt like they were trying to cover up something.
