Wanted to love it

Pros:
Location is amazing and doormen are great
Cons:
The building doesn't care about issues they allowed me to live in stench of a dead man (my neighbor) without concern and it was unlivable I had to leave many times the smell was so bad, the 'laundry room' is a joke and they don't replace things, the heat never properly runs i have to take measures and email them regularly.
Advice to owner:
If you just take care of the building and tenants people will pay your high prices and more

Loved living in this area, was in the center of clinton hill.
Cons:
Apartment was a mess when I moved in. No working refridgerator the entire time i lived there. Then they had the audacity to raise my rent $1000

Nice in many ways, but water was sometimes brown

Cons:
The water was occasionally brown and chunky, which was horrifying. We were told it was typical for NYC but I've never heard of anyone who has experienced this before.
Advice to owner:
Please, please check out the water situation

Great building and amazing super / doorman

Pros:
321 e 22nd st is a great building in Gramercy. The super, Alberto, and the doorman, Nestor are incredibly kind and professional. As far as NYC management companies go, Akelius is pretty good and responsive.
Cons:
The door intercom system was a bit faulty

Missed Potential on 5th Ave

Lovely Long-term tenants, pet friendly, updated apartments, responsive super, close to transit.
Cons:
Akelius is slow to respond to maintenance requests (if they respond at all), common area upkeep is lax, misleading advertising of apartments on StreetEasy, property management turns over like the seasons.
No Doorman, ON 5TH AVE.
The landlord refuses to maintain city sidewalk from trash and debris. It has been fined by sanitation multiple times and has been summoned to court. This is a 5th Ave building that maintains the exterior like a NYCHA property.
Foodbank line wraps in front of the building causing trash accumulation and a blocked entrance. Landlord has NOT worked on a solution.
Advice to owner:
Quit prioritizing profits; fund upkeep of building to raise property value. The amenities advertised online should be included in the rent price, or do not offer them. It's deceptive.

Beware of mice

Unfortunately, the whole property is infested with mice. You can hear them on the walls and it is very difficult to control.

Unbeatable location in Brooklyn. Access to 9 different lines via Atlantic. Close to Barclays. Easy walk to the park. Close to many food spots.
Cons:
During the summer, we definitely had a slight roach issue that management did not give af about. Neighbors are an interesting mix. One way street makes certain things difficult. Heat is so irregular during winter.

Nice place in Flatbush

Friendly neighbors, pretty quiet block. Maintenance team was responsive and helpful. Location is great — close to the Q, and close to Prospect Park. Lots of shops, grocery store, etc., nearby.
Cons:
Had some neighbors who would fight loudly sometimes during my time there, but that was about it

Clean apartment made out of wood

Clean and well kept. Very good staff. Very clean street without pests or overflowing trash
Cons:
Very poorly insulated building. I had to move out because I could hear the upstairs neighbors' footsteps all night. I can hear conversations and dogs barking through the walls. The walls are so thin that I can hear the elevator opening and closing, as well as people going up and down the stairs. I only recommend it if you live on the top floor or if you are hard of hearing.
Advice to owner:
don't cheap out on building materials

Pros:
Super and doormen are great. Building is generally quiet but a few obnoxious neighbors.
Cons:
Lived on the top floor of the building and had an issue with bugs coming in through the skylight. Water runs brown far more than it should. Loft unit apartments take forever to cool down and the combo washer/dryer is close to useless. Building promised they were building a gym in 2022 that never showed up. I just expect a little more for the price and distance to public transportation.
Advice to owner:
Fix the water and every other con becomes more palatable.
