Nice pre-war co-op

Pros:
I appreciate the doormen and laundry in the building. Maintenance men are very responsive and helpful whenever I’ve needed them.
Cons:
Each unit is owned by a different person so your experience is somewhat dependent on your landlord’s contract with the co-op. My landlord is chill but others are not.

Pros:
On Riverside Drive near leafy trees,
Cons:
Heating is inconsistent; too hot and windows have to be opened, cockroaches got pretty bad which makes everyone use extermination which makes them just run to neighboring apartment

Lovely neighborhood in LES

Pros:
low rise building, only three apartments in this building - location is great and quiet, close to subway and groceries / chinatown
Cons:
only con is the walk up, but it’s not that terrible either - heating is central heating so it gets too hot and you can’t control it in the winter

Most people own their units, so care for the place and each other Rent from an actual person! Very very quiet Optional monthly exterminator visits Private courtyard Steps from East River
Cons:
Heat is terrible - have to use space heaters all winter so it's not really accurate that HHW is included - coned bills are high. PM company never gave me back my move in deposit despite the LL asking repeatedly Condo board won't allow renters into the parking lottery Intercom system always broken

Fix the heat :)

A Great Co-op! (circa 2012-16)

Pros:
-excellent property maintenance -responsive and competent superintendent -co-op residents council (community involvement below the co-op board level) -no weight limits for dogs -interior courtyard -proximity to A train (at 181st St) -electricity included in monthly maintenance (annual surcharge per AC unit) -part-time doorman
Cons:
-meh property management company -I think shareholders were limited in subletting their units (only 2 out of every 5 years was permitted)
Advice to owner:
Keep up the good work, and make sure Ziggy gets ACOL increases ;)

Great pre war apt building

Super charming apartment building with excellent staff. Courtyard facing apartments are very quiet

Pros:
The staff are exceptionally attentive and I have never had issues with pests in 1.5 years. Laundry in building.
Cons:
I have an obnoxious neighbor, but it is not the fault of the building and seems to be a one-off case. No roof deck; very small outdoor area. Many apartments are very small and don't have full appliances and/or look directly at the wall of neighboring building.
Advice to owner:
Keep up the good work!

This building is extremely well run and the staff is wonderful. The building and Tudor city is very pretty and whimsical.
Cons:
Roaches are in the drain pipes so have your bathtub drains plugged

Responsive super, when you do have an issue they come within 24 hours to address it .
Cons:
New laundry room is always having issues/not enough machines for the amount of tenants Walls are very thin, you can hear the neighbors sneeze!

Invest in better insulation between apartments

Well-maintained, lots of dog owners, bike room, beautiful building, wonderful doormen
Cons:
Board is hawkish, assistant super is watching your every move on the security cameras and is extremely stressful to interact with, difficult and expensive to renew lease after 2 years, our apartment is outdated, renters treated like trash but sounds like coop owners are given more respect.

Really liked the neighborhood and the unit in general
Cons:
Response time of the management of the building is slow and the owner of unit was very difficult to get ahold of or work with.

Pros:
There were some issues upon move-in (broken dishwasher, etc.) but the management team was very response when I submitted work requests through the portal. Building was nice and quiet.
Cons:
There were some cockroaches both in my apartment and on the ground floor/lobby area, but that’s probably to be expected in any walk up. Exterminator came every month and provided free spraying and glue traps, which solved my issue.

A nice building, honking at night is an issue

Pros:
Doormen and building staff are really nice and friendly, nice roof deck, common spaces kept clean, elevators never break down (and not long wait times), friendly neighbors, convenient location, nice neighborhood
Cons:
If you face 63rd street (north) horrible traffic backs up at all hours of the night and sometimes (especially when there is construction on the bridge) there is very loud and non-stop honking all night. If your unit faces south this may not be an issue.
