HORRIBLE management- proceed with caution

Where do I begin? Management has been consistently unresponsive and disorganized. Routine issues go unanswered for weeks, if not longer. Heat issues: During winter, the heat in our unit was effectively nonfunctional, even when outdoor temperatures dropped to around 20°F. The apartment was so cold that we could not feel our hands in our bedrooms. Management was emailed multiple times and did not respond for nearly a month, only replying after we threatened to contact NYC 311. Failure to provide adequate heat is illegal in New York City. Severe pest problem: There is an ongoing roach infestation. Roaches are frequently found in the apartment — on multiple occasions, my roommates and I woke up to roaches in our beds. Management’s only response has been a monthly exterminator visit that consists of placing traps, which has not resolved the issue. Tenants are not notified when exterminators are coming; I had to email monthly just to request service. This problem has existed since move-in and remains unresolved. Unlawful rent increase: Management attempted to impose a 35% rent increase despite the building being covered by New York’s Good Cause Eviction law, which limits rent increases. They also failed to provide proper renewal notice and initially sent the renewal to former tenants — including someone who moved out over a year ago. When I contacted management, they appeared unaware of who currently lived in the unit, even though we are on the lease. Overall, this management company demonstrates a troubling lack of professionalism, organization, and compliance with basic tenant protection laws. I would strongly caution anyone considering renting here to document everything and know their rights.

Stop ignoring NYC housing laws and tenant complaints and hire competent property management.
