Location is good, super is nice
Cons:
Roaches come back every few months because management refuses to pay for an exterminator more than 1x a month. The building lobby always smells like a dirty port a potty. Tons of stolen packages lately. Some have super low rent (1000-2000 for 1 or 2 bed) while others paying well over 4k for a disgusting, small apartment. Management hardly responds because they are “too busy managing several properties”. Building is gross, don’t live here.

The Rat's Village

Pros:
Location is nice in an ideal, fantasy world. But rats and St Luke's is apparently where everyone takes their dogs to poo so the street and sidewalk is dirty and block always smells like pee. Also rats 24/7. Close to Hudson river but 7th avenue rush hour traffic and late night revelers are loud. We have a working fireplace but it has major structural issues.
Cons:
Rats. Imagine opening a garbage can and seeing a family of rats....and the family of rats consists of 20 little rats. Rats ate tunnels through the backyard ground making the fence lean over and backyard tiles wobbly. You hear rats squeaking and fighting all night. At least once a week you have two or three dead rats in the yard. Rats also ate holes through the garbage cans. Eventually they ate into our bedroom walls. Ceiling paint or plaster was peeling off. Mini fridge not fit for adults. Apartment has mice and water bug infestations but they were good about monthly extermination. Tenants would often leave garbage in the hallway, possibly because the garbage area was full of rats night AND day. The perks of living near a subway line! Overheard landlords son Jake croman scream like a mad man to the super in our hallway. It was nuts. In my first month tenancy, real estate agents entered the apartment 3 times at least while I was home alone using a key. Scary. Shady characters have showed up to my door lurking around my back yard. One day I came home to find the property owner standing in my yard without any notice. Scary. It took another few weeks for someone to fix the broken gate that he was inspecting. Water boiler was louder than the subway and made the apartment vibrate. Apartment was cold in the winter, not enough heat. Fireplace worked but looked structurally unstable. There was steel wool sticking through every nook and crack in the walls AND THERE WERE MANY CRACKS AND HOLES where the baseboards should be sealed. Serious Mold problem in bathroom. And ceiling looked like it was about to cave in. I could see sunlight through the shower tile underneath the window. Strange ghost apartment 2 floors above us. Bed room was literally the size of a full size bed. Apartment is ridiculously small for a one bedroom apartment. It was also illegally destabilized. The next tenant should check rental records. Sometimes the front doors were left open unattended and strange people would wander in and out. One person walked through, opened our backyard fence and burglarized us. One washer dryer for the whole building. Yuck. Oh yeah rats. There was so much rat fecal matter that the fake green turf was partially black. Probably rat pee everywhere too. My neighbor got sick from rat fecal matter and her dog almost perished from rat poison. I got some kind of rash on my feet from tracking rat fecal matter into the apartment. Many more cons but that's all I remember at the moment.
Advice to owner:
Non plastic garbage cans of rat proof bins would be a start

Building has a mouse issue. We saw mice constantly - and these mice were smart!! they didn't fall for any of our traps.

Great location with lots to do. I was in a unit on the top floor and had access to the private roof. The apartment itself is fine although a bit old and did leak occasionally.
Cons:
Management company was completely useless. We had an ongoing leak for months. It took a legal notice to get them to fix it. We had a broken dishwasher for half the year and eventually gave up on getting it fixed. It only got fixed when they started I showing the apartment to new potential tenants. The super was incredibly rude and yelled at my mom on the phone when she complained about the apartment being filthy when we moved in. I am currently battling to get my security deposit back and I’ve been moved out for over a month at this point.

The design of the entry and staircase is nicer than a lot of walk ups, The location is prime, Located on a quiet block with good shops and places to eat, Super is very helpful and responsive.
Cons:
Virtual doorman goes down quite a bit, Stairs are extremely steep and dangerous because they are marble. They mop them daily but leave them very wet and slippery as there’s no traction pads on the stairs, It’s miserable going up or down with a suitcase/packages but that’s any walk up, There’s always rats out front of the building at night but again it’s nyc..

Great location, less than great neighbours

Great location, edge of West Village.
Cons:
- Neighbours are loud, walls are thin. You can hear your neighbours talking in their living room from yours. - Weed smell comes through the walls, especially from the bottom, if the floor under you smokes. This happened a lot. - The backyard has all the trash bins, but it appears that the rats have eaten holes into the bins. The lids have multiple holes. More than once I’ve faced a big rat in a tiny space relegated to trash, it’s unnerving.
Advice to owner:
The apartment should have smoking banned. It’s a very old place and apartments are not airtight, it’s very easy to be bothered by the smell from floor below.

No Heat or Hot water for months…

Did not have heat or hot water in the winter for months with a total lack of action by management, despite countless calls, emails, and withholding of rent payment

Please listen to your tenants and cover the bare minimum.

Great area, horrible building management company - do not rent form centennial

The high ceilings, the crown molding, the exposed brick, washer dryer in unit and small outdoor space
Cons:
Old building, the radiators aren't big enough to heat the entire apartment - space heaters required in the winter months, rats in the garbage area, mice seen in the hallways/apartment, some apartments have new appliances but others don't - old appliances break down constantly and the building management group will not replace

Be less of a slum lord

Super is one of the best you’ll find. Great location for getting around the city, but 14th st (and the courtyard in back) can get very busy. Very active building on the weekends.
Cons:
Management company is unresponsive, rude, and fights on everything. Very inflexible and ignores blatant problems pointed out to them. Lobby and staircase/trash area always smells gross. ALSO THE ENTIRE BUILDING HAS COCKROACHES (AND SOME RATS) AND EXTERMINATOR DOES NOT PREVENT THEM FROM APPEARING. THEY IGNORE THIS ISSUEz

Home for Mice

The trash is taken out regularly and the stairs and hallways are well maintained and clean.
Cons:
The place is invested with mice. Apparently there’s nothing they can do about it. If they put poison in the walls the dead bodies will pile and the place will start to smell. The radiator makes the loudest clicking sound that shakes the whole apartment and will cause you to wake up most nights in the winter. I think it’s due to trapped air in the pipes. The sounds is concerning and it sounds like the pipe will burst

Please fix the rodent issue and the pipes

Dealing with a large company is hard, they raised our rent 25% after the first year, and there is someone who steals packages that the landlord hasn't helped

Super was great and very responsive to any issues. Building was kept clean and neighbors were nice. They did have an exterminator come once a month. Great location - quiet at night, but close to anything you want / need.
Cons:
I was on the first floor (not ground floor) and killed 4-5 cockroaches in my 1.5 years there. Bugs on ground floor when I took recycling down.

Cons:
We had a leaking roof (multiple times), for weeks before any shotty repairs were done. They will not respond to any of your requests, especially when you’re trying to leave and an application needs a landlord referral. Constant construction for adding cheap “nice looking” features so they can jack up prices. Do not rent in any buildings this company owns.
Advice to owner:
They’re too far gone and need to go out of business. Just Google Steve Croman

Cleaned daily, supers have been fantastic and responsive, and neighbors are quite pleasant and quiet
Cons:
There's a skylight in my living room which renders the heat upwards of 80 degrees in the summer as well as water damage from being on the top floor; I've reached out 5 times (and counting) and haven't heard a word from the building manager. Do not recommend leasing from Centennial, the new property managers.

Respond to your tenants.

Package thief lives in this building. DO NOT let any deliveries sit for more than 10 minutes or it’s a guarantee it’ll be stolen, especially if the brand is visible on the box. During the worst of Covid-19, the building was OVER RUN with roaches. Management would ignore repeated calls/emails.
Advice to owner:
Spend a dime and INSTALL CAMERAS.

Unresponsive property management. Old, broken appliances. Neighbors with loud dogs when they are not allowed. Roaches inside, rats around garbage bins where you take trash out to.
Advice to owner:
Respect your tenants since we pay a high price to live in the West Village. Uphold your end of the lease. Offer flexibility during covid.
