Its alright, esp for NYC

Good location and neighbors are nice
Cons:
Owner doesn’t always respond unless super urgent. And he takes 20 years to respond to lease questions unless it concerns him getting money.

Cons:
Mosies Farhat, the property manager is awful. He does not respond to emails or noise complaints. The super died three years ago and has not been replaced. There have been lots of mice snd roaches. The water also tastes funny. Moises is truly awful.
Advice to owner:
Fire Moises and hire a suoer

Great value, great location very quiet. Management was responsive if not always the most helpful
Cons:
Management company was very responsive to small issues…ie. Broken appliances, water pressure etc but less so on larger issues. We had a problem with a leaky roof that was never fixed. Overall good experience and our security deposit was promptly returned when we left.

Cute building, nice backyard, laundry was great.
Cons:
Super would come into my unit to leave packages when I was at work. The ceiling collapsed in one morning and damaged everything in my kitchen and living room. Took weeks before it was repaired. Absolutely no heat in the unit, I couldn’t sleep in the bedroom in the winters because it was so cold.
Advice to owner:
Unit 4 owner should not manage property

Pros:
Condo so each unit is independently managed. The door man is great and handles our trash. The building is clean and well run, not perfect but no complaints
Cons:
They turn off the water pretty often to do maintenance on the water tank. The dryers in the basement don’t work well

Relatively quiet but thin walls/ceilings. Nice super, great location.
Cons:
Occasional pest control issues, and windows are not well-sealed so cold/hot air and noise filter in easily. Kitchen is almost non-functional due to lack of counter space and old appliances.
Advice to owner:
Update kitchen!!!

Cracking walls throughout all floors

Surrounding area is nice.
Cons:
Cracking walls throughout all floors with only temporary plaster to cover over them every few years. Meanwhile, the exterior mortar between the bricks around the building are missing all over the back and sides of the building causing the interior painted walls to repeatedly peel off due to moisture seeping in from outside. The name of the game of this very large NYC real estate developer is buy it n’ flip it and jump ship.
Advice to owner:
City-wide so many lawsuits recorded in the public record and then settlements across multiple properties. Meanwhile, the 458 West 20th street property has intermittent boiler failures. Then there’s the flooding basement in the elevator’s shaft causing the elevator to not work making it a walk-up building every time it rains hard or lightly rains for a few days in a row. Your best painted walls will never stop cracking due to exposed brickwork on the building’s exterior around the back and sides. Go to the roof and look for yourself -look down at the exterior walls.

Great apartment, for a price

Pros:
responsive management, clean apartment, amazing neighborhood. a full half of a room dedicated to storage which is awesome, the best oven ive ever had in my life
Cons:
the two upstairs rooms are barely rooms. (the one with bookshelves is a study so no heat and no ac), and in the other you can hear everything on both sides (no privacy). fee is like extremely expensive, but you knew that - so for two of the three people ur paying a luxury apartment level price for barely a room but an amazing apartment overall.
Advice to owner:
Not much they can do - except add heat to that study they call the third bedroom!
