Cute and small

Pros:
Not a lot of units since some are multiple bedroom units. High ceilings. Pest control comes every other Friday.
Cons:
Can sometimes hear neighbors through the walls but overall not very disruptive. Units are probably overpriced.

Solid Starter Apartment

Fairly sizeable, fairly quiet and clean location, close to East river walkway and Central Park and great coffee shop (Greats of Craft)
Cons:
Ceiling light fixtures were never fixed the entire year I was here (sockets were pulled out to be replaced and never were), superintentant not very responsive
Advice to owner:
Great apartment, but need to finish work that was promised

Rent stabilized but for a price...

Pros:
Its a quiet walk up in a safe neighborhood close to the 6 and Q trains and quaint historical restaurants and cafes
Cons:
I've had a mice issue for the past 2 years that I've lived here. I live in a much older unit and they also refuse to turn the gas on so I have had to live without a working oven. Its kind of a nightmare but its safe and affordable for the area in my 1 bedroom that I managed to snag.
Advice to owner:
Listen to tenants, act quickly!

Good, quiet apt in a safe neighborhood

Pros:
I liked the in-unit washer dryer, the exposed brick, and the relatively spacious living room for the cost. It’s also a couple blocks away from one of my favorite parks in NYC (Carl Schurz).
Cons:
The management team could be a lot faster in responding to issues like broken washing machine, broken exterior lights, etc. It’s a bit far from the train station than I would like hence why I’m moving out.
Advice to owner:
Address tenant issues more quickly.

Cute apartments, good building

Pros:
Great location, spacious apartment, negligible rent increases. The in-unit washer/dryer is a ventless combo machine. There’s a learning curve, but once you figure it out, it’s the best. Management is responsive but not very communicative, if that makes sense. Every issue we had was handled promptly, we just didn’t necessarily know what day/time they were coming for the repair.
Cons:
Building is on a one-way street across from a parking garage. When cars are waiting in line to get into the garage and other cars can’t pass by them in the mornings, there’s excessive honking. You will see the occasional water bug in the hall after a rainstorm, but they’re dead. The entrance and halls are regularly mopped and wiped down, but they could use a deep clean and fresh paint job.

In unit washer/dryer, public roof has nice views, walls are thick, ceilings are high, close to East River and Central Park, next to 86th/Lex Green Line station and 86th/2nd Q station.
Cons:
Steep walk-up stairs, extremely loud construction noise from new building next door,

Had to have floor replaced due to leaks, stingy on rent adjustment due to massive disruptions. Flooding/appliance issues. Terrible maintenance. Avoid!

Decent sized bedrooms (some can run quite large, others on the smaller side)
Pest control has scheduled monthly visits to the building

A couple of roaches seen (expected on first floor)
Mice-There are definitely mice in the building. Over three years we’ve seen 3 in our apartment. Maintenance is responsive about bringing someone in to patch the holes..you just have to find them.

No Hot Water Many Times a Month

The building is in an area that feels like a neighborhood.
Cons:
Issues with not having hot water has been once a week on average. Issues with mice and they do not take the 80% of your floor covered rule seriously. So the noise from the upstairs neighbor can be awful.

Pay Premium for Rodents

It’s in a nice location for UES.
Cons:
If it not a question of if but when you’ll have mice infiltrate your apartment. The Super is non response and a mean old man that lived nowhere near the building. You have a 50/50 shot at getting a response from the building manager and once you do it takes days/weeks for them to find someone to address your problem.

You’re paying a premium price compared to other units in the UES with nothing to show for it.

The walls are paper thin and you can hear everything your neighbor does and says at a normal volume. I’m pretty sure I could hear my neighbor whisper.

Nice studio apartments

Building is mostly quiet, pets are allowed, and it's always clean.
Cons:
It's managed by a property company and they do not care. Responsiveness is low and slow.
