Great small building - very quiet

Pros:
Quiet. Small building so few units. Kitchens are amazing. Rooftop is quiet and has a grill. Super is great and friendly.
Cons:
Could be more insulated - heat bills are high in the winter. Construction in the area.

I like all of the amenities.
It wasn’t loud when touring.
Decent size studio apartments

Pay for laundry (maybe $3 in total for wash and dry)
No in unit WD
small & carpet hallways(gave motel)
Small studio- but enough for just one person
Also not the best view
Advice to owner:
Remove that carpet in hallways to our homes and give more lux feel like the lobby.

-Location, location, location; access to park and subway is choice
-In 4 years have not had any major issues, what small issues we've had have been quickly addressed (~24 hours or less)
-Laundry room is convenient and usually pretty clean
-Gym's OK
-Doorpeople are generally OK
Cons:
-First floor nightclub/wellness cult gets old. Rave-like parties on some weekends, obnoxious dining shed that no one uses
-Tenants Association is forming citing many more complaints than we have -- the other side of the building seems to have more problems

Pest Control was very responsive. Kind staff. Lots of families. Safe area.

Radiators would break and become loud and took management multiple tries to fix.

Turtle Bay Towers depends on your shareholder

Pros:
-unique spaces which can sometimes be good value depending on shareholder your subleasing from
-doormen, porters, handymen and resident manager are all incredibly warm and great people
Cons:
-Major updates to co-op mean that all units are without cooking gas or any in-building laundry until fall of ‘23 earliest (please ask landlord or agent about this)
-Missing other standard amenities of other doormen buildings, like basic gym
-interview process is lengthy and protracted for many. Not something many want to deal with in already stressful apt search process in NYC
-because it’s a co-op you’re technically a sub-letter, leading to some “second class” sentiments in building
Advice to owner:
Communicate to tenants the ongoing major renovations and updates that are deceptive (laundry, cooking gas, elevator outages) are fundamental and subletters have limited rights renting within a co-op.

Unit quality depends but when it's good, it's great

Pros:
The building is very new (I think it was built in 2017) and has a large laundry room and gym. It's right next door to a great grocery store and two doors down from the BQ subway station.

The connected building has a rooftop that is open to everybody and it's quite large. The parking garage downstairs is also convenient for guests when they visit.

I don't know of any roach of rat problems in the building. I haven't seen any since i've lived here.
Cons:
They recently repainted the lobby and it looks hideous. A bar/club opened on the base level and it has been a sound issue for many tenants.

None that I can think of.

Great Location but not much more

Pros:
Proximity to park Q train and grocery cannot be matched. It's amazing!
Cons:
Laundry room is a constant disaster. Doesn't work but still charges you. The amenities are just ok. Staff is not given enough resourcing to be effective. For example there isn't a big enough room for packages so sorting them takes forever. Doorman is in the other building so they cannot manage problems in this building effectively. Not enough staff to do more cleaning beyond basic. (staff is generally good)

Also management does not respond to complaints promptly
Advice to owner:
Get rid of the night club. Get abetter business in there and use that money to get resources for the building especially working laundry!!!

Simple, clean, great location

Pros:
The units themselves are very nice, freshly painted for move in. Fantastic location next to Prospect Park, grocery store and the B/Q train. Front desk staff are amazing.
Cons:
The bathroom vent did not work when we arrived and there's no window so mold has been a problem. Out of the 3 times I've contacted the super for help he's only responded once. Neighborhood isn't great. Laundry is annoying now that it requires an app and there's no service in the laundry room.

The Owner's Sons Run a Nightclub on the First Floor

-Proximity to park/transit/dining
-Onsite laundry/gym
-Amazing door people and security
-Responsive super
Cons:
There's a commercial space on the first floor of the property that advertises itself as a "wellness cafe" and "events space." - That's true, but they also host all night (10pm-4am) parties and raves with pervasive loud bass and music that can be heard in the apartments of tenants on every floor of the building. Tenants got no resolve from management and got the NYPD involved who ultimately found multiple violations that have temporarily put a stop these events. Their liquor license is in jeopardy and hopefully their quasi-legit business can survive, but the disrespect shown to the tenants over this ongoing months long issue of loud bass and music is inexcusable.
Advice to owner:
Take responsibility for your children's behavior and they way they have negatively impacted the quality of life for an entire building.

Love this building

Pros:
Staff are very nice and courteous! Public spaces are sanitized and super clean. Apartments have super high ceilings. Floors are concrete and can barely hear my neighbors except when wearing heels or have heavy feet- which I don’t mind. Depending on your neighbors, it’s pretty quiet. Most apartments have great views! The area has good and cheaper options for delivery.
Cons:
Depending on each apartment, some might need updating. Walls are relatively thin but our neighbors are very quiet and considerate. Some neighbors will have a balcony, make sure they are not wild party people. If you’re looking at the higher floors of A, B, W or V line be aware that it might be beside rooftop of e 45th and e 46th corner 2nd avenue buildings and they tend to party all night long during the summers (especially e 46th corner 2nd avenue- this rental building is horrendous with taming their tenants on the rooftop).
Advice to owner:
Maybe talk to your neighboring buildings since the best apartment views are facing noisy rooftops.

The building owners do not take care of there plumbing hot water holding tanks which causes the hot water to run for at least 45 min the color of rust like brown urinate if you live in any of the Southbridge Towers Building in the downtown Manhattan area 10038 I would suggest installing a good drinking water filter such as an RO filter the management team is constantly functioning in the red and the cost of the mismanagement is bringing up the Mantnance but only to the individuals in the development who can afford it by bring up the cost of all the amenities such as Parking, storage, & renting gathering areas some and not all had to pay an additional 5000.00 + in Maintnance because of the mismanagement

Stop mismanaging the property your going to bankrupt the Southbridge Towers development and every tenant should be subject to pay there fair share. The biggest problem is management taking orders from politically picked representative of the development these individuals don’t have the best interest of the people or individuals in the development just bending the rules for themselves to make money or just represent 1/4 of the development

Structural damage to building, almost every apartment has ongoing water leaks

The super is great, building is clean
Cons:
Ongoing water damage in almost every apartment. There’s structural damage to the building, and on the third floor apartments there’s water leaks from the ceiling. Management tried to blame ceiling leaks on Hurricane Ida, but we’ve all had issues long before the hurricane hit.
Advice to owner:
Fix the integrity of your building, and disclose this information regarding serious leaking issues in most apartments.

Amenities, quiet, door staff. Update: A nightclub masquerading as a wellness center throwing biweekly raves til 4-5 in the morning has opened on first floor...I know sound travels from there so it's quiet no more.
Cons:
Security gaps, maintenance of common areas, suspect electric provider, careless neighbors, building manager, recycling/garbage collected only once or twice a week.
Advice to owner:
Step up maintenance of public areas, hire more maintenance workers, try to vet tenants better...

Management is unresponsive; the property claims to be luxury, but the appliances in the apartments are cheap; the mail management for 510 could be better

OK building but management sucks

The building front desk staff are incredible. Always helpful and responsive. They’re the best and the most professional of all staff.

The building is generally clean and it has no major issues that could be hazardous or unsafe
Cons:
Management is slow to respond
Management/owner are cheap. The building is a few years old but common things like the elevator or laundry units break often. They do temporary fixes but problems often come back.
Advice to owner:
Management company is awful. They take up to weeks to respond to emails and sometimes waste time and use that as a tactic to get away with not responding to the tenants ask.

Needs better management and plumbing

Building looks nice. Common spaces are nice. I’ve basically never seen a bug here.
Cons:
The super isn’t responsive and doesn’t have time to fix things. He doesn’t speak english well, so it feels like there is a big lack of communication in the building. It takes a lot of effort on my part to get something fixed or replaced. The pipes in bathroom get clogged very easily. I’ve gone through 3 bottles of drano in 6 months. There’s also a decent amount of street noise if you have a window facing flatbush. The heating and cooling is partially centrally controlled, so depending on the time of year, the ac unit can only heat or only cool. So if there’s a random hot day and the central control doesn’t allow cooling yet, you can’t cool.
Advice to owner:
Hire another super. The current one is overworked and things don’t get fixed fast enough. The super always makes promises to fix something at a certain time, but can’t keep them. Allow more control over ac unit.
