Not the worse
Former Tenant
Pros:
Spacious, minimal noise, elevator, regular apartment exterminator, and super in the building. The super is somewhat responsive but not always reliable. Minimal pest presence inside apartments.
Cons:
Not the cleanest. Halls do not get cleaned often enough. Sometimes there is garbage and spills for days on end. Hot water will disappear without notice. Foul smells sometimes. Rats in garbage disposal area. You have to mail rent check or visit the office to pay in person.
Advice to owner:
Consistent heat and hot water needed. Cleaner and remodeled halls. Things have not been updated in years. Also it's inconvenient to not accept other form of payint rent besides cash or check. An online or billpay system will be more convenient.

Great Building, Continued Harassment from Landlord and Management
Former Tenant
Pros:
The apartments themselves are nice-looking, but most furnishings, amenities, and appliances have significant wear and it takes effort to get them replaced. Some of the wear is dangerous (think smells of gas, burning rubber, unsecured floorboards in outdoor spaces, smoking treadmills, etc.), and some should just be expected from a 10 year old building (cabinets falling off hinges, faucet knobs falling midst-bath, etc.). Overall would be a nice place to live and even "luxurious" if the landlord would do minimal upkeep.
Cons:
MANAGEMENT AND MAINTENANCE. There is so much potential here, yet the landlord is impossible to speak with and the building manager is abrasive. For the life of most tenants at the time of this review, we cannot understand why the landlord employs her given that we all escalate things directly to him at this point. As mentioned in earlier pros - everything needs an update essentially but good luck getting the building manager to agree.
Advice to owner:
Get a new property manager.

Hood living
Former Tenant
Pros:
Location: across the street from a park with quick access to buses and trains.
Cons:
The tenants and neighbors. Dirty people who throw things out of the window, hang in the court yard, and generally just don't give af.
Advice to owner:
Take more pride in your upkeep and maybe tenants will want to take better care as well.

Roaches all over.
Former Tenant
Pros:
Elevator access. Decent neighbors. Close to train.
Cons:
There are roaches everywhere you turn. Especially if you enter in the middle of the night. Embarrassing if you have guests. Even with the exterminator. The building fired the doorman so now anyone can come in the building and mail is just left at your door and can be stolen. Tenants have had to put cameras up to prevent this. They wait until the very last minute to put up heat in the winter. The people outside play music until 5am. Molding cracking walls. Ceilings leak at times when neighbors upstairs have water issue.
Advice to owner:
Stop neglecting the building.

Don’t move here
Former Tenant
Pros:
I like that they are finally enforcing the no smoke rule after years of people leaving their cigarette buds and weed garbage on the floors.
Cons:
I don’t think there’s enough time or space for me to describe how awful this building is. First, I have neighbors below and next to me playing music so loud that my furniture vibrates. If it’s not them, you can hear music from the other side of the building two floors down. Next, is the awful smoke smell that bleeds into apartments because people are too lazy to leave the building or smoke in their apartments. There’s are always garbage. The elevators break every single week; every single week there’s a problem with the elevator because one of the supers constantly hold it on the second floor.people steal packages in this building because the delivery people are too lazy to go upstairs. Even when they go upstairs people will steal your packages from your door. Asking the building manager to do his job is like telling a toddler to pick up his toy, he throws a temper tantrum and gives you an attitude. You have to threaten to call 311 for him and the real estate agency to give a crap. He knows there are many cracks in our wall and ceiling but has yet to do anything, it’s been a few months since his visit. Landlord gets the cheapest people possible who probably aren’t even certified to do their jobs because he’s a cheap person. He’s one step away from being a slumlord.
Advice to owner:
Maybe take care of the buildings you own rather than just leave them to rot Jacob.

Horrible dirty building
Former Tenant
Pros:
The only nice the was the huge rooms
Cons:
The building was full of mice, on the stairs in the apartments , lots of bugs . Loud neighbors playing music all night. Garbage everywhere raccoons and skunks playing in the garbage . Door were never locked and never received keys to even be able to get into doors if they ever were locked. Way to many stairs about 9 flights of stairs if you lived on the top floor
Advice to owner:
Get rid of this building to someone who will actually care for it

Horrible landlord
Former Tenant
Pros:
Cheap rent HPD building
Cons:
Dirty waters ,bed bugs, mouses and roaches infestation. Bad neighbors and noisy Management and owner don't attempt to fix apartment problems Super ask for money to fix or paint apartment. Landlord ask tenants to paid cash or he will raise the rent amount. Don't returned the security deposit.
Advice to owner:
Stop stilling tenants money and stop harassing the oldest tenants so they can move and you can rent the apartment for more money

Get out while you can
Former Tenant
Pros:
It’s on the concourse, near the main hub.
Cons:
Its on the concourse lol. Being that it’s right on the train line, the mice and rats for that matter are horrible. You hear them through the night.

Average but safe for the area
Former Tenant
Pros:
Safety, laundry, location near Pelham parkway stores.
Cons:
Loud neighbors, sub-par responsiveness from landlords, horrible elevator experiences
Over 2 years ago
Needs improvement and complaints taken seriously.
Former Tenant
Pros:
Pretty clean and garbage is well handled.
Cons:
Obvious drug transactions within the building and the super seems to be aware and may be a participant. Extreme noise complaints go ignored by super and landlord when the office is called. Police have come to the building many times for noise.
Advice to owner:
Vet your hires better. They are involved in drug trafficking within your building and the complaints about noise and in home damage and repairs that need to be made are only increasing
Over 2 years ago
Needs upgrades
Former Tenant
Pros:
That there is cameras
Cons:
Noisy neighbors , old mailboxes , old intercom system, old elevator (always out of service) , super chooses the days you can throw out garbage ex: if you want to throw out a box on Friday you have to wait until Tuesday or Thursday, noisy garbage chutes , bad maintenance and excuses for upgrades, poor lighting in the building , entrance only had stairs but has space to make a ramp vet unaccessible to people with children and the disabled
Advice to owner:
pay more attention to the building and upgrade it we pay rent for a reason.

Management for this building is very poor
Former Tenant
Pros:
Convenient building walking distance to many places
Cons:
Management is not the best in the building needs lots of work. First and for most none of the bells/ringers work for apartment one must go down to lobby if expecting guest or packages to open door. Lobby door is often broken or left open for strangers to come in building. Neighbors leave their trash in front of their apartment causing a crazy amount of roaches in the building. I have complained about cabinet doors from kitchen to be replaced due to them falling on myself or other people in my household. Management sends someone to put the same cabinet door back up instead of replacing cabinets as a whole. I’ve lived in the same apartment for year, and kitchen cabinets and floors need repair over the years prior to me moving in my apartment. During the pandemic people are still having parties in building walking in building without mask, building is not cleaned as often as it should be. Management also demands rent to be paid on first every month or threaten you by sending eviction notices in middle of month.
Advice to owner:
Please be more considerate regarding/fixing issues in building if people are paying rent they should be able to live comfortably in their home.

Previous Theft Problem - Different Living Culture in a Populated City
Former Tenant
Pros:
-Very friendly and responsive owner -Despite living with 9 other Airbnb guests, they were quiet and respectful. The neighborhood does get loud at night but that’s expected of the neighborhood. -At the time I lived here, I realized the world of difference in food delivery options between Manhattan and Brooklyn. There’s just many more options to choose from for food deliveries because it’s Manhattan. -Water pressure good, shower good, there was a mini bug problem with my room but they were coming from the plants
Cons:
-I airbnbed here for a private room at a relatively cheap price. I realized how uncomfortable it was to live with 9 other people who are basically all strangers, sharing 1.5 bathrooms (1 full, 1 half). Some were students at the nearby City College, some were tourists from another country, and some were long-time tenants. I was in the cheapest room that didn’t lock, and that would usually be concerning for most people but since I didn’t have any belongings, it wasn’t concerning. I had less than a handbag worth of stuff. -My room specifically was victim to thievery multiple times. Let me explain what the real issue is. Living in this building and apartment was a SHOCKER for me. The front door to the building is usually locked, not always, but the unit I lived in was NEVER locked. The owner said he’s lived there for over twenty years and never had issues, so the door is 24/7 wide open even if no one’s home. Within the unit, there was 1 person who was previously homeless then offered free living in the apartment. There was also a long-time tenant who got kicked out that was friends with this previously homeless person. They obviously know the ins and outs of this apartment unit (there were at least 4 bedrooms always hosting around 10 people). They knew that my room was never locked – the previously homeless person engaged in a conversation with me once where he said that a girl in that room experienced thievery. Right after this conversation, literally one day after, a random guy walks into my room in broad daylight. The entire apartment was empty at this point but me. He didn’t expect that I’d be there, so he immediately left. I was shell-shocked and not sure what to do. I left the place to call the owner, again I had nothing worthy of stealing, not even $100. I only had my passport, birth certificate, and social security card with me, which could be worth identity theft I suppose. After a short conversation with the owner, I could already tell this was an orchestrated thievery and previous Airbnb guests of my room was victim of such orchestrated thievery. The previously homeless person and the long-time tenant are obviously friends. When I told the previously homeless person someone barged into my room, he started telling me “it must be that guy – my bike is worth thousands and the guy didn’t steal it.” I eventually reported it to the police with the owner’s wife. I don’t know if this situation was resolved, and I don’t blame the owner. But for anyone reading this review: really do your research. Airbnb reviews mean NOTHING. I lived in over 20 units in 2017 in places right off Airbnb – the reviews never match up, photos don’t match up. You seriously don’t know what you’re getting yourself into until you’ve paid and are there. If you have issues, you might get a refund but trust me, the owner won’t take responsibility. This is exactly why this app (openigloo) is so important – if you want genuine information about any property, you have got to hear it from people who’ve lived there and consider what reasons they were there.
Advice to owner:
I understand that the neighborhood and building is great enough to keep apartment door open 24/7, but consider that you’re Airbnbing to people of any background. It can attract orchestrated theft.
