Clean nice apartments
Former Tenant
Pros:
Responsive super, clean unit moving in
Cons:
Small apartments, heat too hot in winter
Good building but management could be better
Former Tenant
Pros:
Super is very nice and responsive
Area is very nice -- super convenient to social activities and subways
Older building but has all the things you want from a unit. My unit in particular has a well sized bathroom with rub, W/D, D/W, and a real stove/fridge despite essentially being a microstudio.
Cons:
Management is very unresponsive and needs a lot of prodding to action things. E.g. I asked for ACH instructions but never got them despite emailing. Also a little predatory imo, such as asking for a sublet fee of 250 but then changing it to 300.

Laundry machines barely work, often have to dry multiple times
Over 1 year ago

Former Tenant
Pros:

Cons:
small apartments
outdated laundry room
annoying buzzer for entryway
Advice to owner:
laundry machines should be payable with card

Rodents everywhere in building
Former Tenant
Pros:
great location and the super is fantastic - the east village is so great and this street in specific has opened some great restaurants
Cons:
rodents in walls and in every apartment - absolutely nasty. mice in walls and you can hear them squeak
Advice to owner:
knock the building down

Its a good building #22
Former Tenant
Pros:
Shane, the super is a great guy
exterminators were really good as well
location
had a nice kitchen
Cons:
Saw a roach or two in the hallway after a rainstorm, and potentially one or two in my apt the whole stay
Over 1 year ago
Terrible rodent issues
Former Tenant
Pros:
Great super, very attentive with her tenants
Cons:
rodent issues that would not get better. Landlord refused to reimburse us for exterminator. Several robberies of package area took place.

Great place to live
Former Tenant
Pros:
responsive super, consistent extermination so have never had a pest problem, calm street very little noise, cordial neighbors, central location.
Cons:
sometimes maintenance issues take a minute to fix (but not too long), garbage can get a little overwhelmed, there’s been a fair amount of construction in front of the building (but not too loud)

Cons:
Oldness of building, timing of help, payment system

Midtown East Apartment
Former Tenant
Pros:
This is a good building! Super is responsive and kitchen and bathroom furnishings are relatively modern. Area is well connected to subway lines and safe. Packages can be left in the vestibule for days without being taken, and doors are always kept closed by other tenants which keeps the building safe.
Cons:
Some tenants are loud and the walls and cieling can be thin enough to hear- not really this building’s issue, more of an NYC one.

Well maintained and quiet neighborhood
Former Tenant
Pros:
Super is very responsive. Haven't really had issues here other than very minor things. Even then, the super is very quick to get things taken care of. The area is very quiet and there haven't been any nuisances here.
Cons:
Only con I would say is that it can be difficult to get laundry done at times. Only 2 washers/dryers among 24 units so hard to find a good time to clean your clothes
Advice to owner:
Everything is great here. If I could provide one suggestion it would be to possibly add more updated appliances

Terrible management company
Former Tenant
Pros:
Nice street and elevator in building
Cons:
TERRIBLE management. Prostitutes were living on first floor, men were coming in and out of the building all through the day/night. I was confronted by a man who explained that there were Russian prostitutes living on first floor. Management did NOTHING.
Advice to owner:
Get a new management company.

Great small building with easy access to everything
Former Tenant
Pros:
Good location, W/D in unit, dishwasher, attentive Super,
Cons:
No oven, many NYU students and the noise they invite, at the mercy of central heating,
Advice to owner:
none to give

fine first apartment
Former Tenant
Pros:
nice building & apartment for the market, nice location, nice street
Cons:
the pipes are very noisy, supers are iffy, trash buildup, expensive
Over 4 years ago
Ancient building and little dirty
Former Tenant
Pros:
Well locates and beautiful apartments
Cons:
It's an ancient building and needs more maintenance. Recycling is always in the first-floor hall, and it looks very messy
Advice to owner:
Needs to be cleaner, and water pressure needs to improve.

Scum Lord Owner - Remy Issembert
Former Tenant
Pros:
Location, location, location
Cons:
Where to begin. So we lived there for 4 years and thought it was lovely. This was until we got chemical exposure, with months of reactions, due to shotty construction work. Our landlord did absolutely nothing, and continued to get worse. He withheld all our money. Denied our physical reactions.

He owes the previous super 30k. Our previous super informed us this building is riddled with gas issues and mold. This building would be in my top ten of what would collapse on itself.

If anything goes wrong it usually has to be fixed by yourself, or he’ll hire people that do not know what they are doing and generally make it worse.
Advice to owner:
Your American Dream is that you have become a true Slum lord owner. Should probably sell all your property ASAP. Before this happens to another one of your buildings. https://en.m.wikipedia.org/wiki/303_East_51st_Street

324 e52 street
Former Tenant
Pros:
Very central, good super and good sized apartments.
Cons:
Floors can be quite noisy when upstairs neighbors walk around, trash chute sometimes gets too full, radiators are deathly noisy in winter.
Advice to owner:
Get the heating system fixed once and for all.
