The building was well kept and clean. We didn't experience any pests, it was quiet, and mail was delivered safely. It's a solid, safe place to live.
Cons:
The landlord is responsive but can be extremely rude and abrasive at times.

I Really like how quickly management resolved any issues tenants have.

I really like the location. Near trains and good food

I did not like that the landlord attempted to make me pay for painting the apartment for the next tenant. That’s his job.

Pros:
It is very quiet and peaceful in the building. I have also had zero issues with pests of any kind (just a one-off roach here or there, which is to be expected in NYC). I have not requested many repairs, so I can't speak to the responsiveness of management/repair, but the landlord has been reasonable and responsive based on interactions so far. Everything seems clean and well-maintained to the extent possible for a pre-war building from the 1930s.
Cons:
Sometimes the water for the shower is lukewarm or takes a while to warm up (but the sink always has hot water). Rent also has to be mailed via check (no electronic system).

Pros:
Quiet building with great neighbors. Units are recently renovated and landord is responsive to needs. Also monthly pest control comes to building which is great.

The building is great just not much to do in the area.

They created a locked package room to prevent theft. I’ve never seen any pest, insects, etc. inside the building.

Walls internally could be repainted to give the building a refreshed look.

The building has retained some longtime residents and was fairly clean and well cared for. An exterminator came around the building weekly to spray and the super was responsive and capable.
Cons:
Central “courtyard” where they housed the dumpsters was loud in the afternoons when tenants let their children and dogs run around and bark/yell.

On apartment turnover, after discussing how the owner wanted the apartment left, they tried to keep $800 of the security deposit even though all holes in walls were patched and sanded and the place was broom clean and kitchen and bath were both spotless.

The management of the building is bad.

Big apartments, quiet, has washing machine in apartment. The owner is somewhat accommodating.
Cons:
The super is really annoying and very sloppy. Usually takes his own sweet time when to appear to fix things. The building owner is rude and impatient to have conversations with.

Cons:
The super here seems to get irritated when he has to do his job, lol. He's a bit brusque.

Heat is great, garbage always taken care of, I feel safe in this area.
Cons:
Washer dryer is cool to have but the dryer needs to dry like 2/3 times for the clothes to be dry but might just mine, maybe an easy fix idk. Water pressure in the building makes a lot of noise for some reason (I'm assuming thats what the constant sound is). I've gotten used to it though. I don't like that the rooftop is only for the landlord because that would be a nice feature.
Advice to owner:
Allow others to use the roof.

Washer/Dryer in unit. Nice neighbors.
Cons:
frequent delays in communication/repairs
outdated buzzer.
Packages get redirected with no notice frequently.
bad rent payment system (landlord had renters pay wire fees multiple times when wire didn’t work on landlord’s end).
Not great COVID-19 response.
No roof or fire escape access.
Advice to owner:
update buzzer with video/virtual doorman.
sent up wire/Venmo/zelle for rent with no fees.
More sanitizing options.
Cover utilities since Optimum is poor service and only option.

Landlord is very responsive and organized. Apartment is in good condition with new appliances.
Cons:
It only has optimum and the internet doesnt work at all, there was a package thief problem for a while, steam heat was insanely hot in the winter
Advice to owner:
Install verizon fios and have a more secure package area.

The apartments at this property are spacious. The landlord and super keep the common areas clean.
Cons:
Some neighbors don’t allow the monthly pest control in, so that can be difficult. If only neighbor has a mouse, but there isn’t enforcement about letting pest control in, that can cause the problem to never be truly solved.
