Bugs & Poor Upkeep

Pros:
There’s roof access and the apartment has a dishwasher and laundry in building.
Cons:
The first floor and stairs are NEVER cleaned. the super is consistently unresponsive and management doesn’t do anything about it. there are consistent bug problems that management refuses to resolve. water and fridge temperature fluctuates without reason. units are very small and there are no closets in the general living space.
Advice to owner:
get pest control. and stop upcharging rent for a terribly kept apartment building.

Pros:
Good location, dishwasher in unit and laundry in building. Lots of natural light. Bedrooms have windows.
Cons:
ROACHES ROACHES ROACHES. Bugs. Unresponsive super. Management is useless. Oven and other appliances don’t work. Water temperature fluctuates without reason. Fridge and freezer temperature also fluctuates without reason. No closets in the living room.
Advice to owner:
PEST CONTROL!!!!

Poor building management

Pros:
The size of the units are nice and there are a lot of closets in units.
Cons:
Poor building management. It seems like they just want to collect checks and are not interested in the concerns of the tenants.
Advice to owner:
Please get new management. The building is not clean. There are bugs, flys everywhere. The garbage is often taken out late. There is a new super practically every month. The building gets a fine for the sidewalk being dirty weekly.

Solid Apartment Building

Pros:
The apartment is renovated, clean, (I never had bug issues), nice window that gives natural light, lots of storage space!!! Rent stabilized
Cons:
The rent is too expensive and the neighborhood can be loud and overstimulating at times. Also the ac would sometimes stop working and they would have to come fix it.
Advice to owner:
Don’t raise the rent if you have a good tenant living there

Pros:
Topaz is a pretty established management firm it seems, so it’s relativity easy to get in contact with them and sort things out. Can be weird in the New York way of things, but ultimately fine. Location is great, rooftop is beautiful, and laundry (though a bit gross) in the basement. Felt safe and since we had an apartment at the back, was pretty quiet for an nyc apartment.
Cons:
The super could be hard to get a hold of and was really unhelpful. Often made the problem worse instead of any better. Hallways are gross and rarely if ever cleaned, minus the ground floor which is cleaned semi frequently. Heating for roommates and neighbors sometimes did not to work, though it seems management has fixed this problem since the winter, at least in our unit.

Neighbors are friendly. The location is decent.
Cons:
This building is poorly managed and extremely inconsistent when it comes to handling maintenance issues. We’ve gone a full week with no heat, and this isn’t new—the heating system has always been faulty and randomly shuts off. On top of that, the laundry room and lobby are CONSISTENTLY DIRTY and poorly maintained. Akshay, the manager, is terrible at acknowledging issues. He’s often vague, doesn’t respond at all unless you follow up multiple times, and even then, there’s rarely a clear answer or solution. They are unprofessional and neglectful and seem to only care about collecting payments. If you’re thinking of moving in, I HIGHLY suggest looking elsewhere!

Do the bare minimum.

Great location, lackluster building management

Pros:
Laundry room just got updated with new machines, the first super that worked here was a great guy.
Cons:
Management took over a month to come and fix our ceiling when a water pipe was leaking. They then proceeded to not clean up after themselves, leaving debris all over the floor of my roommate's bedroom. When the initial leak happened, we were forced to call an emergency plumber since the leak was happening at around midnight. Even after calling the super close to 20 times, we were given no answer and never received a call back. We were also responsible for paying the entirety of the plumber's fee by ourselves.

Eat Broken Glass Before Renting From Topaz

Overflowing trash, broken lock on front door and package theft, rodents, insects, incompetent management and impotent super.
Advice to owner:
If the way you manage the building is conscious you are disrespectful, if the way you manage the building is unconscious you are incompetent. Choose to be better!

The location is great but not worth it.
Cons:
The management company is the absolute worst, they are terrible about responding and fixing issues. We had no heat for a week during the coldest few days of the year and they very much didn't care. Currently was also have a bed bug problem and they are refusing to deal with it in a timely manner. The building itself is absolutely disgusting and the laundry is very rarely working.

Heat doesn’t run 24/7 so doesn’t get too hot
resign offers are reasonable
Cons:
Main door doesn’t lock so unsafe and easy for people to get in. Packages almost always stolen and the super/property management aren’t sympathetic in the slightest. The stairs are also crumbling.

Noisy, Young, Overpriced

Laundry in building. The Super is somewhat responsive to maintenance requests (although his attitude is pretty crappy). Great neighborhood. Shared rooftop with nice views. Overall safe building.
Cons:
I think the median age in this building is around 24/25. It’s insane how young and inconsiderate a lot of residents are - and I’ve lived all over Brooklyn (and elsewhere) so I was shocked when I moved in here. Lots of parties and generally loud, immature neighbors. Apartments are small and walls are thin. Most apartments do not have great views or natural light. Some package thief problems and the Super will NOT help. Topaz Management is generally incompetent and I get the sense that the landlord is just another greedy tri-state dweller looking to squeeze whatever they can out of the building every year without thought to the residents. We’ve had mice and other apartments have had issues with other pests. Leaks were a huuuuge issue last year - some apartments had to go without their entire bathrooms for days on end without proper compensation. Absolutely a joke of a building for what they charge us. Edit: I had to update this because I can currently hear everything going on in the two units near me. Walls are PAPER THIN and everyone is LOUD.
Advice to owner:
Make sure apartments are properly and professionally cleaned and painted between tenants; the Super and his wife doing a half-ass job with Windex is not cutting it for the amount us residents are charged. Cut down on the rent if you’re not going to improve the building! I hate that people are so desperate to live in Williamsburg because, unfortunately, these mediocre apartments will keep being rented in a day to suckers who don’t know any better.

Avoid at all costs

The surrounding neighborhood is okay.
Cons:
- the building is falling apart. Cracks everywhere. Constant leaks. Elevator breaks down. Washing machines break down.
- the management company will avoid making real repairs at all costs. They will try the traditional “blame someone else and cover it up with caulk/plaster” technique.
- they will raise rent significantly without any improvements to the apartments or building.
- mice in the elevator and halls
- they won’t replace appliances like AC units or dishwashers. That comes out of your pocket and then they want the new appliance to stay in the apartment after you leave.
- if you have crumbling cabinets, they won’t replace them. They will try to “repair” them.
- this is clearly a for profit management company. They will never choose to do what’s right for the tenant.
- there is a lot of traffic noise no matter which apartment you live in

Great location and neighborhood. Very little street noise, washer and dryer in the basement typically work. Fairly priced.
Cons:
Some college kids in the building will be drunk loud and obnoxious late into the night even on weekdays. Did have a slight mouse issue but the building resolved it. A lot of trash out front of the building, not ideal.

Advice to owner:
Clean the building. Floors haven’t been scrub in many years. Walls and elevator are dirty. Dust, spider webs everywhere. Rodents in garage and in front of building. Laundry room is filthy, washer machines dirty.

Good area, decent building, extremely filthy

Pros:
Management is quick to fix issues and responds to any requests quickly.
Pest free.
Quiet area.
Cons:
Super is absent and doesn’t help when requested. You will never see him around.
Filthy halls and staircases with layers of grime, not cleaned even when requested and complained to management with photos. General areas are in disrepair.
Laundry area is filthy and eats quarters often
Advice to owner:
Maintain the building and keep the super accountable. Come by once in a while and see the filth and mismanagement in the building.
