Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for buildings managed by NIEUW AMSTERDAM PROPERTY MANAGEMENT reveal a pattern of issues with management responsiveness and building maintenance. Many report persistent pest infestations (rats, mice, roaches), cleanliness problems, unreliable heating (often electric heat causing high bills), and poor garbage management. While some buildings have friendly neighbors and well-located units with helpful superintendents, overall communication with management is described as slow, dismissive, or unprofessional. Tenants advise improving pest control, quicker maintenance responses, and better building upkeep. Despite a few positive notes on location and amenities, many renters do not recommend these buildings due to unresolved core living condition problems.

Mice Droppings Everywhere

Pros

The neighbors are friendly.

Cons

I would not recommend renting here. The apartments are small and management continues increasing rent without properly maintaining the building. There has been an ongoing mice problem in my apartment/building. I’ve contacted management and the exterminator multiple times, bought my own traps and poison, and I still saw a mouse in my kitchen today. Management is also extremely difficult to reach unless money is involved. Emails and maintenance concerns often go unanswered, but rent-related communication gets immediate attention. For the amount tenants are paying, the building conditions and responsiveness from management are unacceptable.

Advice to the owners

My advice to management would be to focus less on raising rents and more on maintaining the building and responding to tenants. Ongoing issues like pests, delayed responses, and lack of communication make tenants feel ignored. Residents should not have to repeatedly follow up about basic living conditions or spend their own money trying to solve building problems. Better maintenance, faster responses, and more accountability would make a huge difference.

Fine, but had out of control pest infestation

Pros

I had subletted a room in a 3 bed/1 bath unit in 2025, so I can’t speak directly to management, but based on communications with my sublessor, it seemed like management was fairly timely with requests regarding the out of control roach infestation in the building. It took a week or two, but they had the pest control people come and spray. I can’t speak on heating, since there were major heat waves that summer. The neighbors seemed very quiet and respectful, and I don’t have any complaints on noise or disturbances. Water pressure was also consistently good. The building itself seemed to be pretty well cleaned.

Cons

Unfortunately, anything that I did or even the pest control people did ended up not helping. Garbage management was also questionable, and rats would always be in the garbage bins outside and squeaking every night. Ventilation in the bathrooms was also non existent, at least based on my experience.

Advice to the owners

Be a little more proactive about the pest issue. I cannot imagine how bad it probably was on the lower floors.
