I resent this building

Pros:
The finishes are modern. We have in unit laundry. Decent rent price. I haven’t experienced rats.
Cons:
Management did not clean the apartment prior to move in despite saying they would. The place was filthy. Management takes forever to respond. Our stove barely works. Our hot water didn’t work for the first 2 weeks we lived there, now it’s fine but there are days sporadically without hot water. Our washer dryer broke, and it took 2 months to get it replaced. There are random people who smoke weed in the entry way and just hang out. They don’t care about their tenants or maintain the building. A roach in the building will appear once in a while.
Advice to owner:
Care about your tenants. Don’t treat them like garbage. Some basic respect goes a long way.

The apartment are spacious, 3 bed and 1.5 bath. Close to the subways
Cons:
If somethings breaks, good luck getting it fixed at all. if Heat stops working you will freeze and they wont fix it until it too late.

Pros:
The location is decent. Heat and hot water generally work. Trash/recycling goes in the basement, and someone brings it to the curb on the select days.
Cons:
The management is incredibly unresponsive. They might or might not respond to emails, and they took months to resolve many complaints (ie. heat, intercom). I also had to file a rental insurance claim for an incident, and the management never sent me a report of the incident despite a verbal assurance in-person and months of repeated emails.

The basement does see cockroaches, although pest control is pretty decent. There's no compost bin, but perhaps that's for the best.

2016-2019: Good starter apartment

Unit H. Brand new renovated kitchen for November 1 lease.
Walkable to a lot of Manhattan, good subway access
Cons:
Electric heat - meaning we had to pay our own electric bills to heat the apartment in the winter. I was poor, therefore I was freezing in the winter.
An unhoused person used to camp out on our stoop. I saw someone masturbating on 29th st while making eye contact with me. It's proximity to Penn Station was ultimately a net negative. A lot of rats out front by the trashcan. Me and my roommate got accused of walking loudly by a neighbor below me.
Advice to owner:
Don't make people pay for their own heat. It feels illegal but I'm too lazy and too much time has passed now to prove it.

Location is amazing, incredible neighborhood with lots of amenities, super central and access to lots of green space, I feel safe, even walking late at night
Cons:
It seems like out of nowhere management has gotten a lot worse or we’ve just had a lot of bad luck with our apartment. Issues with washer and dryer, doorbell, outlets, and pests (cockroaches) with slow, passive aggressive resolution (or lack thereof) from management

Roaches, mice, no window in living room, garbage sitting in stairwell, mailbox broken and never fixed in over years, broken appliances, toilet running

The apartment itself was decent quality and newly renovated. Appliances worked well.
Cons:
Common areas seemed run down, but not too big of a deal. Management is completely unresponsiveness to issues, so if there are any issues in your apartment you're out of luck.

quiet, very respectful neighbors. good location
Cons:
The management company is impossible to reach and will take weeks and weeks to fix basic issues. the super(s) of the building are sweet and helpful, but good luck getting anyone to talk to you from the mgmt company.

FIRE JULIE ROSARIO. She is the most unprofessional and inadequate property owner i have ever had the displeasure to deal with. Slum lords.

Rat Street and Cockroaches Galore

In unit laundry, in unit dishwasher, lots of cabinet space, taller ceilings.
Cons:
Not a ton of natural light in my apartment. No natural light in main living space. 6th floor walk up no elevator, apartment infested with cockroaches, street infested with rats.

lived here for a year, not too bad

super was responsive, convenient location close to Columbia.
Cons:
no central heating, there were electric radiators installed so the electricity bill in the winters were high

also the stairs smelled bad, kind of like garbage and old homes, but the apartment smelled fine

there was laundry in unit, but it was a washer and dryer in one and it didn't fully dry the clothes. Also it kept breaking down because the filter was clogged or something, people came to fix it but it would break within a week

Pros:
apartment was spacious, that's all.
Cons:
There's rats outside the building, inside the building, everywhere. In the winter - my apartment heat wasnt working I had to bug the management for more than a month and a half before anything was done. Hot water keeps going out and they do nothing about it.
Advice to owner:
Sell this to some management who actually knows what they are doing.
