Review Summary for 160-172 East 85TH Street LLC
Summarized from anonymous rental reviews on openigloo.
Tenant feedback for buildings managed by 160-172 EAST 85TH STREET LLC commonly praises the prime Upper East Side locations and quiet, friendly neighbors. Many highlight responsive supers and relatively good pest control, heat, and water pressure. However, several reviews point to ongoing maintenance issues such as dirty hallways, aging infrastructure, absent laundry facilities, and inconsistent cleanliness. Noise from external sources like nearby fire stations and public areas is noted. Owner responsiveness is seen as uneven, with reports of slow communication and reluctance to invest in security improvements. Overall, management is viewed as somewhat reactive, warranting more proactive upkeep and better communication to enhance tenant satisfaction.

Upper west side charm
Former Tenant
Pros:
Location
Beautiful Parlor Room
Had a loft
High ceilings
Cons:
No laundry at the time. See direct for updates

Decent starter apartment
Former Tenant
Pros:
The rent was pretty cheap when I first moved in ($2400 for 2 bed). Also the location is fantastic. Super close to the park, stores, and subway lines.
Cons:
Building wasn’t well maintained. Pests in the hallways. Workers from nearby stores would sit on the stoop and smoke for long periods of time.
Advice to owner:
Keep the hallway cleaner

Nothing fancy but no big problems
Former Tenant
Pros:
Responsive super, no problems with bugs or rodents. Close to subway and central UES
Cons:
The hallways / staircase has likely not been cleaned in years. Management is new and isn’t overbearing but basically nonexistent.
Advice to owner:
maybe hire a cleaner for the common hallway

You get what you pay for
Former Tenant
Pros:
Building in good location with friendly neighbors and responsive super
Cons:
Building itself could use some cleaning and maintenance. Hallways are dirty, ceiling light covers are gone, etc. Also, people tend to smoke right outside the building and the smell finds its way into the halls.
Advice to owner:
Be more proactive in maintaining the shared spaces in the building and enforce no smoking policy

Good building and nice location
Former Tenant
Pros:
The building was well kept and I liked that both of the entry doors remained locked. Management was pretty responsive.
Cons:
There wasn't much that I didn't like about the building itself. Sometimes the super wasn't as responsive but that happens sometimes. It wasn't anything too bad.

Fine for the Short-Term (2ish years)
Former Tenant
Pros:
I loved the location! Being on the UES is so great, and you are also very close to Carl Schurz Park which is right by the water.
Cons:
The building is just very old, and honestly not the best maintained. Our bathroom has mold growing on the ceiling (probably due to poor ventilation in the bathroom) and the hallways/stairwells were very cramped. The kitchen in our unit was very cramped as well, and we have come across a few pests while living there (a mouse having come through the crack underneath our front door!)
Advice to owner:
The building can use some updating and renovation!

Great Building No Issues
Former Tenant
Pros:
No roach or rat problem or any plumbing/heat issues. The super is great
Cons:
Shake shack workers sit on the stoop and smoke weed all the time
Over 2 years ago
Good but not great
Former Tenant
Pros:
Close to the 4,5,6, pretty quiet street, responsive management
Cons:
5th floor walkup, water pressure in sink not good, no laundry or dishwasher
Over 2 years ago
Fine good location
Former Tenant
Pros:
Safe, trash sorted
Cons:
Communal hallway can get dirty
Advice to owner:
None
Great starter place
Former Tenant
Pros:
Proximity to downtown, Proximity to the park, so many stores and restaurants in the area. Very safe, quiet, no one really bugs you. Having the 4/5 so close is a dream
Cons:
There is construction going on all the time in the building behind this property. Really sucks. Super isn’t the most reliable. Can be cramped but that’s a lot of places in the area
Advice to owner:
Get bigger fridges!

Great location but across from fire station
Former Tenant
Pros:
Great location, close to 4/5/6 and Q trains and quick walk to Central Park. Lots of restaurants and stores nearby.
Cons:
Limited natural light, directly across from a fire station (not constantly noisy, but sirens a few times a day), dirty stairways/hallways
Advice to owner:
Entryway/stairway could be cleaner
Has not been kept up, needs renovation
Former Tenant
Pros:
Location and convenience to 86th St. commercial area
Cons:
Super is unresponsive, building is old and dirty, needs lot of renovations; owner refuses to install security cameras, lots of package thefts occur; across the street from noisy fire hall
Advice to owner:
Reinvest some of the rental income on repair and renovation

Good but not Great
Former Tenant
Pros:
- Technically a live in super
- phenomenal location (truly can’t beat it)
- Nice floors and walls
- spacious front room
- lots of storage space
Cons:
- management is horrible and only talk through super which is entirely unhelpful
- parts of the building definitely show its age
- a tenant of either this building or the one next door is always on the front stoop and makes comments at the women in the building
Advice to owner:
Management should be easier to reach and actually respond!
