went without heat and hot water for weeks in the winter

bad corporate management, lack of utilities during the winter and super didn't show to let 311 in, unpermitted illegal poor quality renovations

Nasty, Dismissive Landlords and On-Going Building Issues

Neighbors are nice and it's close to the park, that's about it.
Cons:
Google Tran Group NYC and click on the NY Post article. We've had issues with pests, garbage piling up, vagrants coming and going (security concerns), and constant hot water and heat problems. If you're told there is a "super on-site," I've got news for you... There's not! And if you have an emergency situation, they're 1-2hr away at best. Property management are in no hurry to help with anything that is not urgent -- and they seem to relish in insulting tenants and dismissing any concerns they might have.
Advice to owner:
Do your job. Stop forcing rent increases on folks that have proven they take good care of their unit and are on-time with payments.

Garbage and eventually rodents are an issue.

Pros:
Grear location, near Wash Sq Park and all the subways
Cons:
Management not very responsive. Garbage isn't taken out on the eve of one of the pickup days leaving it overflowing in the bins and with nearby restaurants rodents won't br far behind.
Advice to owner:
Remove the trash on all the appointed days.

Great Neighborhood near by to so many things as well as subways so you can get anywhere in the city.

Pest Problem and the super wasn't very responsive

All the appliances are recently updated, but not installed well.
Cons:
- Heat was shut off often
- There are cracks in our walls and ceiling that they won't fix or address
- Water pressure is never consistent and we had brown water a few times
- Halls and stairs are never cleaned. Stairs are uneven and unsafe.
- Garbage situation is the worst. Saw mice in the garbage room.

Pros:
- Lots of updated amenities in the unit
- Was relatively quiet save a few times during the lease
- Location is great
Cons:
- We started the lease with no working cooking gas in the building, and it didn’t come back until 4-5 months into our lease and we were barely compensated nor notified before leasing
- Very bad communication with apartment staff, nothing got done unless you heavily pushed for it
- Super refused to give us the paint colour for the walls upon moving out (?) said it was basically our fault if we don’t get the deposit back. Leasing staff ended up saying it was OK and we got the full deposit, but annoying.
- Our fire alarms all got wonky at once and kept going off one night in the middle of the night. They replaced them a week later, and forgot to give us a CO detector, so we didn’t have one for over a month. Also it was so close to the stove every time we cooked it went off (even if it wasn’t smokey), and they refused to move it.

Negligent management

Pros:
Location and the current tenants banding together to face all the nonsense that have befell us in the past year.
Cons:
Management is attempting to gussy up the building to attract high paying tenants. Meanwhile the debris is left in the alleyway for weeks, paint fumes and dust permeate the air. Heat has been spotty thru the winter and response to that is slow.
Advice to owner:
Get a new boiler first and foremost. We seem to have to beg for heat at least once a week in the past few months.
