Not worth the low rent

Pros:
Amazing location in Chinatown with mini-split ACs in newly remodeled units.
Cons:
The halls and trash area are not kept clean or tidy. There are roaches in the apartments even when tenants keep them immaculately clean. The owner is a bit sketchy; they tried to rent me an apartment for higher than the legal stabilized rent. I had a leak in my ceiling that made my apartment unliveable and the owner did not respond with the level of urgency required.

Good bang for your buck.

Pros:
It’s a good building with quiet neighbors. There’s a lot of action on this street so if you’re facing the street it may be loud but it dies down almost completely around 8:00.
Cons:
Noise, a little dirty but that’s it.
Advice to owner:
Clean mail area vestibule more and stairs.
