Pros:
Great location near a ton of transportation, cute restaurants and plenty of shopping
Cons:
Rat infestation, flooding in apartments, scaffolding was up for years and we had to keep curtains closed because construction workers used the landing outside of our apartment as home base. No insulation with the windows and each room has its own electric AC/heater that was massively expensive. Energy bill averaged $500 per month for a 500 sq ft apartment.
Advice to owner:
Get your building in order so it doesn't affect active residents.

Pros:
Marble kitchen and bathroom Roof when not under construction for 2 years Elevator
Cons:
Utilities are insane They raised the rent on us 20% for last 2 years Super will ghost you Roof been under construction for 2 years with no end date in sight Laundry only has 2 washer 2 dryer and 1 dryer and now 1 washer out of commission and no one will fix

Great location near LES

Pros:
Quiet street in a central location, accessible to soho, LES, and Chinatown. Conveniently located a few blocks from the Delancey station and east Broadway station. Lots of galleries and restaurants around.
Cons:
A units facing two courtyards on the 2nd floor, so it really depends on how courteous your neighbors are and if they like to throw summer parties and blast music. Heat is electric and may run up the bill in winter months. Poor natural light in north facing units.
