Good location, but with roaches and smokers

Pros:
Landlord lives in 2D
Responds quickly to messages, though only does the bare minimum to maintain apartment (I mean he's a landlord)

Roaches are frequent in all seasons
Floor in-unit is misshapen and warped, with splinters often coming out of the hardwood.
There are at least a couple smokers in the building. The smell reaches my units (and others, according to others in the building). It's not a non-smoke building, and they are long-term tenants, so it's not likely that the smoking will stop anytime soon.
Broker fee about the same as one month's rent
Backyard and rooftop not maintained at all
