Review Summary for 46 Avenue B
Summarized from anonymous rental reviews on openigloo.
Recent reviews for 46 Avenue B reveal a building with a prime East Village location and strong water pressure. Tenants appreciate natural light, a helpful super, and an adjacent laundromat. However, persistent issues include poor cleanliness, pest infestations, and ineffective garbage management. Noise levels vary, with some complaints about nightclubs and neighbors. The landlord consistently receives poor marks for responsiveness, particularly regarding the non-return of security deposits, which is a recurrent and serious concern. Package theft and aging appliances further detract from the living experience. Prospective renters should be wary of the landlord’s management practices despite the building’s favorable neighborhood and some positive aspects.

Landlord is a thief; doesn't give anyone back security deposit
Former Tenant
Pros:
Nothing was good about this building.
Cons:
Roaches, rodents. Landlord unresponsive. Does not return security deposit. People in the building living there at the same time as us also did not recieve their deposits back. He ghosts you, gaslights you, and doesn't respond. He banks on renting to NYU students who don't know their housing rights.
Advice to owner:
Stop stealing

Never Received Security Deposit
Former Tenant
Pros:
location, never really heard upstairs neighbors.
Cons:
landlord is a slumlord! I lived there for 10+ years, paid rent every single month and yet still did not receive my deposit upon moving out. He took my phone call once and then never again. I filed a complaint with the Attorney General and they could not even get in contact with him but at least he is now documented to be scamming tenants out of security deposits.
We only had a handful of issues over the decade we lived there but every time, he was really intimidating to work with and made us feel like we were high maintenance for asking for things to be fixed that was the building's fault.
