Loud neighhors, pest issue closer to the ground floor

Pros:
I like the fact that the unit is close to the park and gets plenty of light. It is also conveniently located
Cons:
Loud neighbors - a young neighborhood with near by bar. Also we get mouse problem. The landlord did put out mousetraps which did not seems to catch any mouse,

Pros:
Nice location, the rent is reasonable compared to the area. Trash bins are outside. Haven’t seen any pests inside.
Cons:
It’s definitely an older building (old appliances, peeling paint, uneven floors) and the lower units are really loud at night due to the bars below.
