    great location, the best street in NYC.
    Cons:
    the super is not always friendly,will only fix things he thinks need to be fixed
    Advice to owner:
    fix the small things before they cause bigger issues

    Solid Option for Downtown

    usually very clean
    lots of sunlight
    new intercom
    solid heat & water
    Cons:
    sometimes very dirty
    some roaches even on 6th floor
    hiked up price by $200 per bedroom in 1 year ($600 total)
