Horrible management & lack of care for tenants

Amazing location close to Chinatown, nolita and LES. Very spacious apartments with lots of light. Live in super who is amazing & attentive. No issues w pests at all. Would’ve stayed forever if it wasn’t for the cons
Cons
Property management company is horrible- lack of care for tenants. As a result of construction next door & across street the structural integrity of the building is not safe (see notices from DOB throughout building), and there’s cracks in walls now, doors won’t close bc floor is sloping, an more. There are currently multiple unaddressed DOB violations about this which they pretend they’re addressing—you can look on the DOB site for those. Did not feel like mgmt cared if the building collapsed on us. In addition to that, there are often people doing drugs on the stoop or passed out that you have to ask if you can get by. One time someone was passed out inside, has been human shit on the stoop multiple times too. During the winter the heat is BLASTING or not working. Roommates and I often kept windows open or AC on during winter bc it was unbearably hot.
Advice to the owners
Address the DOB violations legally and ensure tenants feel safe in the building—and that it IS safe to be there.

Pros
The unit is spacious and includes a ton of closet/storage space. I also appreciated having a dishwasher and in-unit W/D. The location is great but we do get a lot of people experiencing homelessness on the stoop.
Cons
There is currently construction happening next door and across the street which has been going on for about a year now. The noise level is intolerable (they usually start around 7am everyday) and construction seems to be affecting our building's foundation. We've noticed cracks in the walls/ceilings and some of the doors have lost their functionality. We recently had a homeless person sleeping in the foyer because the front door wouldn't lock properly. There are also open DOB violations related to a large vertical crack between floors 1 and 3 that the building never submitted a corrective action plan for. We've expressed our concern to management several times but nothing has ever been done about it.
