Great location, terrible landlord

Pros:
Great location and very big apartments for the area.
Rooftop is also available for use and has great view.
Cons:
- Gas heating - can get very expensive
- Very old building (floors are slanted both in common areas and the apartments)
- Garbage management is not existent and the trash is all open and smelly for you to see and experience as soon as you enter the building.
- owner is cheap and does not pay for cleaning common areas. Often months go by before somebody is sent to clean (only after multiple complaints by tenants).
- although having a rooftop is nice, it is very run down and ugly. Especially when you look around and all the neighbors have wood decks and patio furniture provided for trnants.
Advice to owner:
I understand the building is old and there is not much you can do about that, but you can keep it clean, and fix stuff around. Also, figure out the garbage situation - it’s disgusting.
