Not terrible but not great either

Pros

Location is great, the apartments are not terribly small and you are right on one of the best blocks in NYC

Cons

Building is outdated, no buzzer, owner not quick to update the apartments such as really old flooring, appliances are cheap and water pressure not the greatest.

Advice to the owners

Step up the amenities to make tenants happier..paying a lot of money for 1990s apartment
