Dirty but great first apartment

Pros:
moved there during covid so the building was pretty empty.
Cons:
had a creepy neighbor whose cat would pee on my door mat :( and roach infestation when we moved in but it was taken care of pretty quickly. lots of package theft - security cameras are definitely fake
Advice to owner:
clean up and get better security
