Best Rental Building in NoHo
Pros
- Location, Location, Location - BDFM + 6 right across the front entrance. - Beautiful windows & in-unit HVAC (no central air) - Dishwasher - Furnished Rooftop with chairs, couches, etc. Kicker is that it closes at 10pm. - Most importantly, the people! The doormen here and maintenance crew (Super + Porter) are amazing. They take pride in their job & are always timely in their service. Take care of them at year-end, they definitely earn it! - 24/7 Doorman access. - New lobby lounge provides a WFH alternative with 4-5 booths with free wifi. Note that the TV is just a monitor, so you only have to worry about noise from other residents.
Cons
- MARKET BASED RENT. Expect a high single digit or double digit YoY increase on an already premium rate for living in this building and area. - Houston facing apartments are loud. Mott facing units (E & F) have a bit less noise, but beware of Thursday - Saturday evenings when Bleecker is shut down. Very loud & constant honking as traffic is forced down Mott. - First Sat of every month has barriers set up on Mott St for protests that historically started at St. Patricks on Prince and ended at Planned Parenthood on Bleecker. - Location is a double edged sword. Drug use near Broadway Lafeyette station spills over on surrounding streets. Don’t walk around on trash night! It is a field day. - Limited cabinet space in the kitchen. Workaround is to add shelves. - Small laundry room. Good luck doing it on the weekend. Otherwise just take it outside and pay a premium. JK Cleaners is cheapest option that delivers. Places on Mott St are pricey and quality sucks. - Gym is a stretch, this is equivalent of a hotel fitness center. 2 ellipticals, 2 peloton bikes, 2 treadmills, 1 bench press, 1 adjustable seat for dumbbell presses and 1 pull down machine. Amenity fee is just another way new bldg is getting another $50/mo/person.
Impressive staff keeps the building immaculate
Pros
The staff (doormen, super, porter) are extremely kind and helpful. The live-in super responds to issues immediately. The super and porter keep the hallways immaculately clean. I hear the vacuum every few days, and they mop daily (I love the smell of cleaning products in the hallway!) The basement is kept the same way - super clean. Laundry room floors are mopped daily. There's a trash chute on every floor for regular waste. South facing units get amazing light. Great location, easy to feel safe.
Cons
Way too expensive for the tiny spaces. Almost $5000 for under 400 sqft and no washer/drying in unit is frankly ridiculous (but if you have the money, spend it - I love living here). Walls are thin. You can hear everything happening in the hallway through your door. The windows don't keep the busy street noise of Houston out of the apartment, but there are units that face away from the street if that bothers you. Management has changed over almost yearly since I've been here, but thankfully they keep the staff so it isn't too disruptive. Rent increases have been high - 13% (doesn't sound like a lot, but 13% of a high number is a very high number). There are barely enough electrical outlets in the apartment, especially in the kitchen. You have to install your own blinds. The bathroom has no shelves or anything in the shower. Kitchen stoves don't have ventilation so on the off chance that someone near you cooks, you will smell it. But these apartments are so expensive, you know people are rarely cooking! Listing photos are never up to date on the smaller units.
Advice to the owners
Never get rid of your staff - they're the ones making the place worth the money! If you want to increase rent, you should renovate the bathroom (but you really shouldn't be increasing the rent so much)
