Location is the best in the world. Yes, you're on an incredibly busy street with lots of tourism and night-life, but the mornings and early afternoons are very calm and you're literally one block south of Washington Sq Park. Noise levels will highly depend on whether or not your unit is street facing. I lived in the back of the building so never had any problems with noise. You're in the heart of Greenwich Village in an old building with a lot of character. Management is responsive.
Cons:
The super is really bad... there were multiple times were she couldn't come fix issues and when she did, she didn't seem to care about them and cut as many corners as possible while remediating them. Living on Macdougal can be stressful if you let it get to you. Coming home from work and having to navigate a bunch of drunk tourists can be frustrating, but you just have to remember why you decided to live there in the first place.
