Ruthless and greedy landlord

Based on the building’s location right on Bleecker Street on the corner of 7th avenue, it is very noisy. Whilst the apartments are fairly nice, the building is old and not well maintained. There have been several issues over the years with water leaking through windows and roof, heat breaking down, windows not opening properly with locks broken, etc. The list goes on! The worst and honestly unbearable part of this building however is the landlord. This person remains unmatched in terms of greediness and kept engaging in unlawful behaviour when we lived there. We had major heat issues throughout winter and barely had a room temperatur higher than 64 degrees. The hot water was breaking down several times throughout winter. The landlord wouldn’t take any action and accuse the tenants of lying. She is extremely aggressive and would yell at people on the phone and write aggressive e-mails, trying to intimidate tenants to keep them from taking actions against her. She is also ignoring local laws when it comes to refurbishments in an old building like that, exposing tenants to health risks. She also has several violations and 311 reports on record. The apartments are significantly over-priced and she demands steep rent increases upon lease renewal. Also, you’d have to pay rent in checks and split the amount in half (2 checks) without any option for online payments. Lastly, she has kept the security deposits of several tenants and stole window AC units from tenants that she had them buy and built in as she wouldn’t provide them. We can just recommend everybody to stay away from this building and criminal landlord!

Don’t take advantage of people like that and stop engaging in unlawful actions

- Awesome location in West Village - Beautiful apartment with lots of natural light – at least on the surface
Cons
- During winter almost a constant lack of sufficient heat - Occasional lack of hot water, especially in winter - The washer doesn’t take hot water - No built-in AC and endless discussion about installment of a window AC (which tenants have to pay for) - A significant portion of the security deposit is not being returned for no reason - Random and stupid rules by the landlord, e.g. around the rent payment with paper checks - Most important, there is no way to deal with the landlord in a proper manner. None of your issues (see above) are taken seriously, it’s mostly assumed it’s the tenants’ fault and you end up in endless discussions with the landlord. - In case an issue is followed up, there is never a long-term fix and you end up with dozens of visits from the super and other handymen who only aim for a superficial solution - In conclusion, and also given the high price point, the apartment has a very bad price/value relation and the constant hassle with the landlord consumes too much time and energy.
Advice to the owners
Don’t move in here! Even though the apartment is beautiful, it is not worth the hassle dealing with this landlord!
