Great building, terrible management/owners

Pros:
Location, attentive porters
Cons:
Management company, rent increases Babad management company is one of the worst in the city. Terribly mean (Einhorn) and they are on the already corrupt board. Everything done by Babad and the board here seems illegal and not in the best interest of the building

Pros:
The location is great, you can't get better. And some of the units have big layouts for the West Village but you are are paying very high prices for it, there are no deals to be had here .
Cons:
The apt units are owned by different owners and management companies. Battery City Management are the worse and all the reviews if you Google them are regarding these people; they are difficult and rude to deal with and are an overall nightmare. Every question and request is treated like a burden and you will be treated like a disposable POS. I would be careful in dealing with them as they are not trustworthy at all and just be overall wary if you decide to deal with their apts. The building itself if maintained at the absolute bare minimum, leaks, old paint and I'm just talking about the hallways. The elevators don't have a consistent maintenance schedule either which is very dangerous and the "security" is non existent (the people at the front are glorified package receivers, they are super polite but helping you is not their job).

Hire better people

Einhorn sucks but the building is generally good

Pros:
The porters keep it clean every single morning and even spray down the sidewalk.
Cons:
Einhorn sucks, the weekend doorman get really weird and crazy about packages for no reason. The heat stays on way past when it’s warm out ( or is randomly off when it’s cold) and our drain needs snaking every 2 weeks
Advice to owner:
Einhorn is quite possibly the worst person you will ever have to deal with. He is rude, unreasonable and arrogant. God bless all who rent from him

Great building, awful landlord

Pros:
Amazing location with great amenities. Building has a laundry room and elevator, and studio apartments are spacious
Cons:
can’t control the heat. The building leaves it on too strong and for too long. In addition, the landlord is one of the worst I’ve ever experienced. Very illogical and yells for no reason , and rent renewal prices were ridiculous and don’t seem legal.

Great Building, Awful Management

Pros:
Nice doormen and cleaning staff, very quiet with the pre-war walls, location, waste/recycling management, mail/package services
Cons:
The worst management company of all time (Mr. Einhorn is a prick), noisy ceilings with the tenant above
Advice to owner:
Beware of renting here solely because of the management company - and this is a co-op, so another thing to consider when renting - anything that comes up would have to go through a board voting process.
