Management horrible, but washer / dryer in building & elevator keep me happy

Pros:
Rent stabilized, large affordable studios, elevator / washer & dryer in basement, prime Chelsea location close to West Side Highway and many shops / restaurants.
Cons:
Mice, roaches, 1 of 4 washer machines have been broken for over a year and management has been unresponsive to my calls for updates on repairs. I have given up. Machines are very old and gross in general. Units very old and not maintained (bathroom and closet doors painted over so many times they don't shut). Old door system (can't buzz in packages from phone like many comparable buildings). Have had some packages stolen due to people sneaking in behind tenants.
Advice to owner:
Upgrade the washer/dryer situation. Follow up on tenant concerns when they call.

Pros:
This management company always gets back to me very quickly. They’re kind and accommodating. The landlord is helpful. Walls are really thick so you don’t hear much noise. It’s great!
Cons:
Intercom is extremely outdated and needs updating. Packages stolen at times.
