Clean Full Service Building

Pros:
Full service (in unit washer/dryer, gym, 24 hour doorman, rooftop lounge) Clean (never had pest problems)
Cons:
At least once a year water maintenance/issues means water doesn't run for a day or so Market rate apartments, management company will raise rent a lot ($500 a month increase), which makes people move out, and so units can be left vacant for more than a month.
Advice to owner:
You'd probably make more money by raising the rent a more reasonable amount so you don't lose money by vacant units.

Great building in a prime location

Pros:
Great views, clean lobby, attentive and friendly staff. Excellent gym, quiet.
Cons:
The only issue is the elevators; they seem to get stuck or be under maintenance often. The building has 3 elevators + a service elevator for 27+ residential floors so sometimes it can be a wait to get an elevator when one is out.
