Overall good, but not luxury, place to live

Location, building was well maintained by great building staff
Cons:
Rent was a little high. Claimed to be a luxury building but has no amenities aside from doormen

Worst landlords of all time

Spacious apartment, clean lobby
Cons:
Absurd building policies, doormen and super are scammers and made me pay them $500 in cash on move-out day, we had no gas in the building for many months during 2015 and management lied about the cause and refused to credit anyone or fix it in a timely manner, many illegal apartment shares with young kids who throw loud parties

Be less horrible.

Pros:
The landlord, doormen, and porters were all extremely friendly and helpful throughout the 4 years I lived at Washington Irving House. Whenever we had a question or an issue that needed to be addressed, they were always there to help to a timely manner.
Cons:
We had cockroaches a few times, but every time we reported it, the building made sure to have the exterminator come ASAP.

Good location, great staff, but nightmare landlord and horrible sup

Pros:
It's in a good location, the apartments are probably a tad more spacious then you get in lower Manhattan. Also has central air (forced air, no thermostat control), but it only turns on in June.
Cons:
The landlord is a well-known nightmare landlord. They fix nothing, 90% of the time they will not even respond to me no matter what, whether owe you money, there's a major problem in your building, or anything else. They're massive, own hundreds of buildings in the city and could not care less about you. Leave, stay, sue them, don't sue they don't care at all one way or another. You'll be lucky if you ever even get them on the phone.

There's been a mysterious rotation of supers the past few years. No one statys longer than 6 months. The current super is horrible. Arrogant, rude, doesn't know what he's doing, refuses to fix antyhing.
Advice to owner:
Answer your phone. Higher a competent super. Stop breaking the law just because you're so massive you don't care I you get sued.

Pros:
Location is about it. The “luxury” veneer is a facade.
Cons:
Horrible horrible management. The worst of the worst, look at Yelp reviews. Thoughtless, careless, headless billionaire owners. Supers come and go. Tenants in distress are dumped and ditched with no remorse. Terrible chronic issues, leaks, mold, hidden rot.
Advice to owner:
Stop be landlords until you start caring about people who live in buildings you own. Hire people with kindness and concern. Repent.
