Pros:
A very dedicated 24 hour staff, including doormen, security, porters, and live in super who is fantastic. There have been major improvements, including on-site, gym, new laundry room, new storage for each unit, newly designed marble lobby, high end carpeting, wallpaper, and lighting, sconces on each floor. Extraordinary roof deck with Sunning areas with Chaise lounges, water fall features, outdoor shower, a grill/ refrigerator/ kitchen area, and roof areas for private parties and a grassy turf area for relaxation/yoga, etc. Co-op residentss are generally wealthy and for the most part observant of noise regulations..There has never been a rodent or pest problem during the 20 years. I’ve lived here. Overall, a safe secure and luxurious building with many amenities located conveniently on the six line and park ave. Eastern exposure offers unobstructed views all the way to the River. Great nearby schools, upscale restaurants, and shirt walk to Madison park.
Cons:
There have been several unexpected assessments and increasing co-op fees. The unionized. staff are friendly, but likely overpaid. Although the Super is great, the management company is often non-responsive.. Board has no term limits, and elections seem fixed. Due to heat, AC improvements are needed on the south and east sides of the building or they might consider tinted windows to mitigate the heat in the summer. Since the pandemic, the more affordable restaurants and small businesses in the area have closed. Neighborhood noise (bars and standing cars, taxis, horns, and loud music)) has increased and complaints are no longer a priority for local police enforcement. But overall, it tremendously safe building nonetheless (gated, locked with a variety of video monitor monitoring for safety.).
Advice to owner:
Fix the windows or the ac to save electricity.
