Solid building for young people

We have seen roaches. The air isn’t turned on until May 15.

Pros:
Overall, building is fairly well-managed. Some great doormen and porters. Central heat and air. Laundry in basement.
Cons:
Building has gotten younger as rent hikes push out long-time tenants, parties are louder and more frequent. Also, significant rent hikes (i.e. $400). Elevator access not always consistent, particularly with the service elevator. Water is sometimes turned off every other month or so, usually with notice but sometimes without.

Great for recent college graduates

Pros:
Great apartment for recent undergraduates. A lot of young people, good space, good location in Murray Hill, close gyms, restaurants, Trader Joe’s and new Whole Foods.
Cons:
Weekends are always buzzing with noise. Felt like an upscale extended dorm at times.

-I honestly can't think of any.
Cons:
-Roaches -Bugs (many different kinds) -Exposed wires -Hot water went off multiple times a week -Sometimes the water was a thick brown color -There were water marks on the ceiling from pipes leaking above me -There are rats in the building. I didn't see any in my apartment (luckily) but they're in the laundry room/basement

Very spacious rooms and building - lots of sq ft and good size for the price. The super and handymen in the building are very responsive
Cons:
Elevators are so slow. Loud building with not a lot of soundproofing

Meant for recent college grads

Building staff are kind, friendly, and always helpful
Cons:
There are a bunch of huge apartments (5 bedrooms) that are rented by young, loud, recent college grads. The building is loud all night because of this. There is also always construction being done on the building during the day, without any notice to residents. The building is therefore loud, all the time. The surroundings are also loud given it's location on 34th st and lex.
Advice to owner:
Manage expectations of tenants where possible regarding potential noise disturbances in the building due to the never-ending construction. Be more gracious to longstanding tenants when it comes to lease renewal. If the market has dipped significantly and you don't concede on the rent of a 4-year-old tenant, it breaks the loyalty. I won't ever rent from Algin again because of this.
