It's a good price for midtown manhattan.

Pros:
The apartments, themselves, are nice for the most part except the rooms are tiny (largest being 6”10 x 9”5 feet). Management is USUALLY on top of it if you submit requests via their portal.

You get basically no noise if you are not street facing and maybe SOME noise if you are. It's a really safe and convenient neighborhood. The neighborhood is truly the best part. WiFi in this area is also pretty cheap ($30/600mbps).

If you want to live in Lower-Mid Manhattan, this is a good deal in terms of rent, locale and convenience, but that is honestly it. But you can get something 20 times better for this rent in other locations in this city that aren't that far out. Like Williamsburg.
Cons:
The building is disgusting. The trash is not well kept AT ALL. There are bugs all around. We have a serious roach infestation and get massive fruit fly / gnat swarms probably once every 2-3 months. We take out trash every 2 days, have all kinds of bait and traps set up but no luck getting the roaches out. We have talked to the management about this many times too but the exterminator just sprays some shit and puts down 2 traps and dips. We see big German cockroaches....

They have constant problems with the heat and hot water. It has been on and off despite many 311 complaints.

The building smells like garbage as soon as you enter. Very often, there is also garbage right outside the building door because it is Times Square BUT the problem is how poorly kept the building trash and compost is. It is always covered in flies.
Advice to owner:
clean the building and respond to your tenants more often
