Summarized from anonymous rental reviews on openigloo.
Tenant reviews for 312 West 48 Street, Manhattan reveal a mixed experience. The building benefits from a convenient central location and generally spacious apartments with good layouts. Neighbors are often regarded as friendly, and some find the building quiet and well-maintained. However, consistent concerns include poor cleanliness, inadequate garbage management leading to rat infestations, and neglected common areas such as dirty stairwells and deteriorated hallways. Heating issues and slow or unresponsive management, especially regarding maintenance and communication, are frequently mentioned. Security weaknesses like broken front doors also affect resident safety perceptions. Improvements in cleanliness, pest control, and management responsiveness could greatly enhance tenant satisfaction.

Overall, I would not recommend
Former Tenant
Pros:
The location is close to a lot of stuff, however, neighborhood has gone down hill. The neighborhood is very dirty and unsafe. Therefore, I wouldn't actually recommend this building.
Cons:
The front doors are always broken, allowing homeless people in. There were several times where homeless humans were sleeping in the entry way. Packages always get stolen. Old building, no renovations.
Advice to owner:
I think a virtual door system would help tremendously!
