Pros:
The only pro is that this building is centrally located in the middle of Hell's Kitchen, walking distance to all things HK restaurants, bars, and Broadway theatres. About one avenue and a half to the A,C,E subway entrance at 44th/8th.
Cons:
Regardless of what's advertised or told to you, this building (also connected to 445 W 46th and managed by the same company) does NOT have a Superintendent to care for and monitor the property (which is illegal based on the size of the combined buildings). There is a "handyman" listed in name only as the Super. The building is not cleaned even weekly and often the hallways and stairways are stained, dirty and smelly. There's no place for packages to be dropped off except dropped in the main floor hallway, with packages being stolen countless times. The backlot area, where garbage is collected, is rat infested and absolutely disgusting (I have numerous pics and videos). Often times, the door entry system goes down and you have no way to buzz in deliveries, and because it is a FOB entry only (no key given), you cannot even buzz your own self into the building to get to your apartment until someone else inside the building can come open the door for you. This has happened numerous times including during extremely cold winter months. There have been countless times you get up in the morning to shower and there is zero hot water (this has improved recently because I think they finally had no choice but to replace the water heating system). I have lived in the building for more than a decade, and other than my immediate next door neighbor who has lived in the building even longer, I've rarely seen anyone but only one to two other tenants. There seems to be extreme turnover in the building and it is suspected that the majority of the apartments are short-term rentals for people in town on business and/or longer vacations, i.e. a couple of months. There is a psychiatric housing facility directly across the street and very mentally ill tenants of that building wander around outside the front of 450 W 46th at all hours, sometimes camping out on the stoop, screaming, chanting and being generally loud. You ask why did I stay so long? I like the size of my apartment, it was perfect for me being a junior 1-bedroom with a decent sized kitchen and a separate living space. For some reason my apartment was larger than the other layouts, including ceiling and window height (mine were very high/tall) so the renovations on these units are/were haphazard, as when there's been a vacancy listing, I've gone into the other units to look at them and compare. Also, I loved being centrally located in HK, and not to mention the cost of moving was prohibitive, all combined, which is why I stayed. But, after more than a decade, and with the extreme rent increase after COVID, it's not worth what I'm paying, and I'm ready for change and need to move on. Overally, I do not recommend renting from SKYORG at 445 or 450 W 46th. By the way, the management company is actually located somewhere in Northern New Jersey and not even in Manhattan.
Advice to owner:
Follow the law and get a good quality Superintendent to live in the building to manage and take care of the property.
