    Reasonably priced for the location

    A nice spot but with many caveats

    -Amazing location
    -Super is a great guy and is always around
    -Neighbors are 25-40
    -Right near central park
    -Solid floor layout
    -Not a single bug ever
    Cons:
    -The owner cant be bothered to replace the double panel windows with a broken seal. This resulted in opaque windows of what would otherwise be a good view.
    -Extremely stingy landlord. Been using a half-broken fridge this entire stay.
    -Landlord doesnt reply to e-mails, texts, or seemingly anything.
    -Wood flooring means you better hope your neighbors take their shoes off inside. My neighbor records Tiktoks all day. It is not fun.
    Advice to owner:
    Care more about aesthetic, you could charge 25% more if you did. No passion/care/love in this apartment.

    Ceiling Leaking Dirty Water

    Elevator (old, but works)
    Laundry in basement
    Cons:
    Laundry next to trash, smells and always dirty floors.
    Had a ceiling crack that leaked water and had been patched over many, many times. They didn’t dry/clear the water from the ceiling, so who knows what mold/water damage is up there.

    Pros:
    -Excellent location close to Central Park, theater district, Lincoln Center and Columbus Circle Mall (equinox-whole foods).
    Cons:
    This property has a severe issue with mouses. It is infested with mice. They are everywhere, inside the apartments and in the basement. Also the building has a severe issue with cockroaches. Specially in the basement, you can see hundreds of them daily.
    Advice to owner:
    Emergency action is needed against mice and cockroaches issues.
