Large apartments in convenient area, but new management pushing out old tenants

Pros:
Convenient to multiple subway lines, tons of restaurants. Clean and well maintained building with a great live-in super who is very responsive. Large apartments with great layouts for the space and decently kept laundry in basement. At the time of move-in, was very affordable for all you're given. Walls are thick so you do not hear anyone from neighboring apartments or above you.
Cons:
New management in Sept. 2024 did not notify current tenants about renewals within 60 days of the end of the lease. Pushing out these current tenants and gut renovating the apartments to jack up the price. They will have nice finishes, but now may be overpriced for the amount of space you get, where as previously they were very well priced for the area. Lots of construction within the building during weekdays. Loud street noise within front facing apartments.

Pros:
Location was the major pro here.
Cons:
- Loud building, big portion of residents are young adults who are very loud on weekends and often leave garbage in common areas.
- Have had both cockroaches and mice in our apt. There are exterminator services available, but the exterminator they use does not do much.
- The owner company is very inflexible, and will make you travel to west chester to sign the lease and not allow a realtor to be present with you. You must mail checks that they take an extra week to cash.
-There is a current pending eviction due to the moratorium.
- there is a homeless person asleep in the vestibule of the main entrance that you have to step over to leave for work at least twice per month.
- rent was significantly decreased due to covid, which made these sacrifices in the apartment more understandable, but with rent back to a premium now, the large rooms and location are no longer worth the cost.
Advice to owner:
- Be more accessible. Take an active role in the management of your building because the super cannot do it all by himself.
- Stop requiring everyone to travel to west Chester and consider taking online rent payments like many other properties.
