Pretty Quiet But Always Cockroaches

Pros:
I lived here for about 15 years.
It was originally built for musicians, so the units are pretty soundproof. I sometimes heard upstairs neighbors stomp around but usually it's pretty muted. Hallways are very wide and carpeted, so no much noise travels from there, except through the front door when someone is close. It is way quieter than any other new development or anything post-war.
Very nice staff, knew them for 15 years. I have never met building staff that nice and actually willing to help residents. They were very helpful during early Covid. The same people stick around for many years because management treats them well.
Location is very convenient though, pretty much right across from the 1, 2, 3. Many good groceries nearby. Right between two good parks.
Cons:
Serious roach issues. There have always been roaches while I lived there. Sometimes old residents pass away and the unit is discovered in totally infested condition. They come through the drains, etc. I have heard of mouse infestations in the past too, but no personal experience.
Some windows face Broadway, which can be loud. Fairway nighttime delivery trucks on 74th can be loud, and so can Fairway staff in middle of the night (3 AM) when they blast music when working. Beacon Theater crowds and staff can be loud. Live music on the street and staff shouting for tickets. Beacon Theater lights are oppressive - they are on late through the night.
Very difficult to do cheaper renovations. They make it easiest to use the building's contractors who charge a lot for an okay job. They give you a really hard time if you want to use more affordable contractors, by taking long to approve work, making you stop work often for various reasons.
Advice to owner:
Please do better pest control. It is absolutely out of hand.

Old Building But Charming

Pros:
Old school style NYC building with full amenities.
Cons:
Huge issues with flooding and several times huge flood of waste water flooded the floors beneath us.
Old building. Good and bad thing.
Advice to owner:
You guys are alright !
