Horrible Landlord / Illegally used as Air BnB Hotel

Pros:
Great neighborhood, located right by Central Park.
Cons:
Ownership is terrible, no active property manager or superintendent, broken steps, sagging floors, roof and ceiling both leak when it rains or snows, packages and mail are stolen from vestibule or entry way lobby, very poor heat, no hot water, no snow or ice removal, no salt or sand applied to exterior sidewalks or steps, no maintenance or superintendent for repairs, no janitor or cleaning attendant, mice, roaches and rats are present in the basement and apartments, no smoke alarms or CO alarms, no fire extinguishers, no fire escape, no fire sprinklers, no active fire suppression system, lead paint on every window and door, no safety compliance, loud noises from Air BnB guests throughout the night using rooms as a hotel. Very, very bad situation!!!
Advice to owner:
Respond to tenant complaints, HPD inspectors and follow NYC and NYS Laws!

Pros:
The apartment itself was fine and the neighborhood and location are amazing.
Cons:
The landlord, Mark, is the problem. Myself and multiple other people I knew who moved out of the building never received their security deposits back (we’ve filed a complaint with the NYS attorney general). He also fails to give tenants a signed copy of their lease, which I’m guessing is part of his plan for stealing security deposits. He also illegally operates several Airbnb’s on the property and there is also unregistered repairs ongoing. He was also slow to respond when we had mice.
Advice to owner:
Start following New York City and state laws.
