Recent reviews of 200 West 80 Street highlight its prime Upper West Side location near Central Park and a generally quiet, neighborly atmosphere. Rent stabilization is a key benefit for many tenants, ensuring affordability. The building has recently undergone renovations and upgraded security with a virtual doorman, enhancing safety. Lived here for 5+ years, new management seems fine
Former Tenant
Pros:
Rent stabilized building. Hallways and many apartments have been recently renovated (though not the best quality craftmanship but guess that's to be expected). They recently installed a better entryway that feels very secure, including a virtual doorman that you can access via mobile app. Heat is always very good and we got used to the banging radiator. Apartments are fairly soundproofed and I've really never heard noise from other tenants once I've been in my apartment. The super lives in this building, and does a great job. Lastly the neighborhood is just amazing. We feel really lucky to be able to live in a rent stabilized place in such a great location right by central park, theodore roosevelt park, etc.
Cons:
The building was bought in January of 2025 by a new owner and now is under a new management company. So far they are pretty on top of things. There was a major disruption when they had to replace the boiler, and we had to rely on a mobile boiler which was a nightmare, but after they put in the new boiler everything has been working well. The only other thing I would note is that the circumstances for the boiler fiasco were sketch in that immediately after the new company came in, the boiler all of a sudden broke. It of course could have been an unfortunate coincidence, but it resulted in many tenants breaking their leases early (including ourselves, only 3 units out of the 10 remained occupied). That then opened the door for the building to renovate those units and then be able to upcharge. I'm still pretty suspicious about this but again we have no evidence for foul play... But now that that's behind us, our living situation in this building day to day is truly very comfortable, and the rent stabilization is huge.
