The building's super is the best thing about the building. He takes incredible care of the residents. The residents of the building are also a pro. Everyone is respectful of one another and looks out for each other while minding their own business.
Cons:
The condition of the building has gone down hill and the landlord hasn't done anything about it. General maintenance beyond the control of the super rarely happens let alone any improvements. There have also been rat and cockroach issues. Again, the super has done what he can but there are larger issues beyond his control that need to be addressed.
Advice to owner:
Initially I was going to say to take better care of your tenants but that would mean there is a level of care that exists. Maybe try to start taking care of your tenants. Especially before you hike up the rent,
