Bare Minimum Basic
Pros
Units are spacious, great location
Cons
Extremely unreliable heat & hot water. During winter, apartment temperature is often below NYC required levels - often 60, 62 degrees inside the unit, even as low as 54 degrees. On the other end, the heat will run when its not needed and unit will be 80+ degrees. Hot water has become unreliable since the restaurant tenant moved into the ground floor commercial unit. Hot water is now sometimes not available at all or lasts about 2 mins then becomes cold again. Building owner and super are unresponsive to outreach. Building walls are thin - it's easy to hear neighbors' conversation or televisions. One tenant has a significant bird feeding operation on their fire escape - this sends seeds cascading down to other units and the building's back patio. So many pigeons, so many rats.
Advice to the owners
Tell the 4th floor tenant to stop with the bird feeding (which is obstructing the fire escape). Respond to tenants. Fix the hot water !!!
