Not the best, not terrible
Pros
Location is great. All studios and 1-bedroom units, aka no families here so don’t have to worry about kids. Lenox Hill Hosptial owns many units and houses medical fellows for 6-12 months — sometimes the units end up staying vacant for a little while, so you might end up living on a very quiet floor and/or no noise coming from the neighbor above you. Super does care about the building. Condo building so you deal directly with the owner of your unit (assuming you are renting) - this is a pro for me but can be a con if you have a bad owner. Exterminator comes regularly. Rarely any pests or bugs in my unit.
Cons
Creaky floors and paper thin walls/ceilings. We hear it when the guy upstairs is having friends over to play video games. We hear the neighbor bumping tunes at a slightly above normal volume. You totally might hear your next door neighbor or at night as you try to go to sleep. Kitchens are extremely tiny in the building. Basement is sometimes gross - laundry is good to have down there but sometimes the compactor room and recycling areas release terrible smells. As you can imagine this can come with mice and roaches from time to time. Common areas are dated and could use fresh paint and an overall face lift. Building is pretty hideous so you won’t be “proud” walking into it. Elevator goes out a few times each year. Lenox Hill Hospital residents come and go often so there’s always risk of having someone terrible move into the building. A lot of construction happening on the block - just started in mid/late 2023 and will likely continue into 2025.
Advice to the owners
Have the common areas deep cleaned more often. Re-paint every common area. Consider small remodels in the lobby to make the place feel more like a home and less like a doctor office.

Persistent cigarette smell throughout the building. Super with anger management issues (not just with residents but also with delivery guys). Thin floors - can hear upstairs and downstairs neighbors talking
