Summarized from anonymous rental reviews on openigloo.
Recent reviews for 1235 1 Ave highlight a central Upper East Side location and generally quiet neighbors as positives. However, tenants face significant issues including consistently poor heating and hot water, old and leaky windows, frequent pest infestations, and broken mailboxes with rampant package theft. Garbage management is relatively well handled, but building cleanliness and maintenance are lacking. Management is frequently described as unresponsive, rude, and slow to address tenant concerns, contributing to tenant dissatisfaction. Older infrastructure and safety concerns, such as absence of elevators and broken locks, also detract from living comfort. Overall, renters advise management to improve responsiveness and building upkeep.

Not horrible, not great
Former Tenant
Pros:
When you are able to get in touch with super, they are helpful. They keep the garbage under control. Offer pest control every month. Neighbors very quiet.
Cons:
Heat either too hot or too cold. Floors and windows very old and need to be replaced. Incredibly loud on the 1st ave side (ambulance sirens/car horns). Certain tenants steal packages and management is unresponsive to the issue.
Advice to owner:
update windows, help tenants with the theft problem
