Summarized from anonymous rental reviews on openigloo.
Recent reviews for 412 East 73rd Street in Manhattan highlight mixed feedback. Tenants appreciate the location, respectful neighbors, and garbage management. However, concerns include poor heat regulation leading to extreme temperatures, frequent package thefts, maintenance issues, thin walls causing noise disturbances, and inadequate building upkeep like wobbly fire escapes. Suggestions for improvement include addressing heating issues, enhancing package security, and investing in better maintenance. While some praise owner responsiveness, others criticize complex repairs handled by external contractors. Overall, residents see potential in the building but emphasize the need for better infrastructure maintenance and management.

Decent Starter Apartment
Former Tenant
Pros:
- Good price
- Great location
- Cozy space for a 1 bedroom
- Built in shelves in the living room
- Respectful neighbors
Cons:
- No matter what the outside temperature is, the apartment is a SAUNA. It gets so unbearably hot
- The stairs are uneven and steep
- Packages get stolen a decent amount because there’s no safe place for them
- The faucets all leak and there’s water everywhere
- Fire escape is wobbly
- The walls and doors are so thin you can hear everything coming from inside another apartment when you’re in the hallway
Advice to owner:
Turn down the heat, fix the faucets, fix the stairs to make them safe, and find a decent place for packages so they don’t get stolen

OK for Rent Stabilized
Former Tenant
Pros:
Kind neighbors for the most part, Super was responsive with smaller routine NYC issues that occur in these low rise buildings such as pest management.
Cons:
Issues start when more complex repairs are required, such as fridge repairs or issues from a leak. I believe this is because the building uses outside contractors for these repairs, and no doubt hired the cheapest contractors they could find.
