Great apartment overall.
Pros
Rent stabilized, true 1-bedroom. Well maintained for such an old building, and management is extremely responsive—they've always fixed our issues within a day. Very close to John Jay and Carl Schurz parks, and East End is a very quiet avenue. The first stop on the M79 is right across the street, which is extremely convenient. We plan to stay here as long as we can.
Cons
Very far from both the 6 at 77th Street and the Q at 86th Street. We usually go to the Q when possible because we can enter on 83rd, but it's at least 15 mins (or more) walk to both subways. Our bedroom window also faces the courtyard, which can be very noisy.
Lazy, Careless Landlords
Pros
It’s cheaper than other places.
Cons
-No security cameras for tenants but tons for the management office and employee-only areas. I asked them to I install some in the areas where there is constant crime and they said no. -They say they will fix things and then never come back to fix them. Then, when you make another appointment, they pretend like the first one didn’t happen and it needs to be assessed again. They’ll do this over and over to avoid fixing anything. -The sidewalk in front is a minefield of dog poop. They have to hose it down everyday and then it still accumulates in a few hours. -The maintenance people are union so they don’t care about doing anything right. They just want to get it done and then go hide somewhere. -They don’t have strict moving rules so people do whatever they want during moving season. It’s like a madhouse every weekend in the summer with people taking over the stair wells and leaving all of their unmoved furniture in front of the door. -Constant loud parties. There were even people partying on the roof and, because there’s no security, they got away with it.
Advice to the owners
Stop being greedy, lazy, and careless.
